Position Purpose: The MEP Superintendent provides direction for all aspects of MEP coordination for their assigned project. Responsible for providing construction support for MEP systems and will oversee the balancing, commissioning and validation certification of these systems. Support superintendents and project managers resolve technical problems with MEP systems. Manage project costs to insure completion within budget expectations with full involvement in the entire preconstruction and construction process. Assist project team in developing the project schedule. Develop the project schedule in critical path steps and budget time required to meet deadlines. Responsible for MEP project planning, scheduling and resource allocation, while providing technical direction and ensuring compliance with all safety and quality standards. Manage the owner-architect interface and planning and installation for HVAC, electrical, controls, plumbing, process piping, and fire protection design/construction coordination. Responsible for the leadership and development of the project staff. Responsible for ensuring that the assigned project or projects meet or exceeds customers' expectations.
Responsibilities
- Support both pre-construction and the project team in reviewing trade partners proposals, schedules, and logistics.
- Manage the installation of the following systems: electrical, HVAC, automation, plumbing, process piping, low voltage systems, fire/life safety, and fire protection design/construction coordination (validated and non-validated systems).
- Participate in review of MEP related shop drawings and submittals
- Assist in the development of full commissioning plans for all MEP systems that identify and define the following: all test requirements, required inspections, factory start-up of major equipment, factory acceptance testing, project and vendor documentation requirements, and integrated test plans demonstrating full system operations.
- Responsible for onsite construction support for MEP systems and will oversee the start-up, balancing, commissioning and validation certification of these systems, including owner training and project closeout.
- Develop and oversee project specific MEP quality and safety programs, including participating in safety cause mapping for post MEP safety events
- Create construction schedules, perform regular updates, monitor logic relationships, and insert new activities and impacts.
- Coordinate jobsite logistics and maintain relationships with neighboring occupants.
- Negotiate with authorities having jurisdiction to achieve project occupancy milestones.
- Lead RO's safety starts with me program.
- Coordinate subcontractor work scopes, scheduling, and resource-loading in conjunction with RO's self-perform work crews.
- Foster the development of foreman to grow into future superintendents.
- Professionally represent RO field operations as primary interface with owner and design team.
- Responsible for training and development of MEP Coordinators.
- Supervises MEP Coordinators at the project level.
- Coordinates with MEP Superintendents.
