Description
Position: Property Maintenance Technician
Reports to: Property Manager, Krause +
Position within Organization: Individual contributor (non-exempt; overtime is possible)
Job Summary: The Property Maintenance Technician will be responsible for preserving the condition and functionality of our properties by performing maintenance duties such as: landscaping, painting, carpentry, general repairs, unit turnover, and renovation. He or she will maintain the highest level of customer service to guests, tenants, residents, the public and colleagues at all times. Problem solving and exceptional communication skills will be necessary to excel in this position.
Principal Functions:
  • Inspect buildings, equipment and systems to identify any issues. Diagnose problems with appliances and equipment and facilitate prompt repairs. Carry out repairs on minor problems as it relates to roofing, plumbing, HVAC systems, light fixtures and general carpentry. Conduct periodic quality checks on equipment and systems to ensure everything is up to standard.
  • Provide assistance with tasks related to summer and winter landscaping in all areas of the properties which include, but not limited to: daily grounds clean up, mowing, lawn maintenance, snow removal, and driveway/road maintenance. General upkeep of property curb appeal is of the utmost importance.
  • Responsible for 24-hour emergency maintenance service as scheduled
  • Deliver top-notch customer service to tenants, guests, and vendors. Maintain open communication with property owners, liaising with consultants and property managers for information regarding operations, renovations, and authorizations. Assist Property Manager with schedule for work to be executed on properties.
  • Ensure properties are safe and void of any danger to their tenants, guests, and vendors by assisting with the creation of fire/life safety protocols, such as: putting away harmful objects and equipment; putting in place machinery to handle emergencies, such as fire outbreaks; and create exit routes with proper direction for easy location during emergencies.
Qualifications
Qualifications:
High School diploma required. 3-5 years of experience in similar role. Property maintenance experience preferred. Certifications in building mechanicals preferred but not required (HVAC, Electrical).
  • Skills and Knowledge:
  • Mechanical skills to handle minor repairs and fixtures
  • Knowledge of electricity in order to carry out minor repairs
  • Landscaping equipment operation preferred
  • Understanding of general maintenance procedures and techniques
  • Effective problem-solving abilities
  • Capability to work overtime hours when needed
  • Strong verbal and written communication skills required for effective delivery of information to vendors, colleagues, and management
