Housing Works fights for funding and legislation to ensure that all people living with HIV/AIDS have access to quality housing, healthcare, HIV prevention, and treatment, among other lifesaving services.

Compensation Range: $17/hr - $19/hr commensurate with experience.

Overview:
The job of Senior Custodian was established for the purpose/s of providing onsite supervision of custodial crews at an assigned shift In the absence of the facility manager; maintaining an attractive, sanitary, and safe facility for clients, staff, and public; communicating information in response to inquiries; providing equipment and furniture arrangements for meetings, clinical activities, and events; and maintaining facilities to minimize facility deterioration and damage
Responsibilities:

  • Responsible for the safe and orderly operation of the facilities.
  • Ensure the facility is always clean and well maintained.
  • Ensure clients' safety and the safety and integrity of the physical environment.
  • Provide ongoing assessments of the facility to ensure it best meets the needs of the clients and agency.
  • Inspect and ensure compliance with regulatory requirements (fire safety, OSHA, etc.).
  • Receive an S-95 Certificate of Fitness: Supervision of Fire Alarm Systems and thus visually inspect Fire Alarm Systems and maintain record keeping.
  • Participate in monthly inspections of resident apartments where applicable and facility spaces, to ensure compliance with legal requirements, cleanliness, and proper upkeep of the property.
  • Respond to and properly manage the Salesforce-based work order system, as per agency policy.
  • Provide excellent customer service.
  • Respond to customer requests/work orders in a timely and courteous manner.
  • Act as liaison to custodial and maintenance staff in the absence of the Facility Manager.
  • Be on-call, as needed; ensure that there is 24-hour emergency coverage for the property at all times.
  • Coordinate, supervise, and/or perform office moves, minor construction projects (patching, painting, ect.), and logistics planning as needed.
  • Implement, and maintain cleaning schedules.
  • Advises the Facility Manager about personnel requirements, material needs, subcontract requirements, facility and equipment need as required to meet or exceed operational plans.
  • Refer projects, as relevant, to the Construction & Engineering Department; collaborate and coordinate with them.
  • Attend all relevant training courses and ensure that staff attends required trainings.
  • Strongly and enthusiastically support and participate in advocacy and direct action to end the twin crises of AIDS and homelessness.

Minimum Requirements
  • High School Diploma, GED, or equivalent
  • Provides excellent internal and external customer service; recognizes the needs of team members and is direct, specific and non-punishing in communication and behaviors.
  • Exceptional computer software skills, including MS Office suite (Word, Excel, PowerPoint), and working familiarity with Salesforce or similar.
  • Ability to travel to appointments, meetings, conferences, etc. for job-related business
  • Demonstrated ability to think critically and exercise good judgment, and to work independently and collaboratively with minimal daily supervision in a fast-paced environment.
  • Good communication skills, both verbally and written, including the ability to communicate with all levels of management.
  • Good interpersonal, coaching and administrative skills.
  • Good mathematical, analytical and strategic skills.
  • Ability to prioritize and multi-task.
  • Dependable & flexible as well as possessing the ability to maintain a high level of confidentiality.
  • Some project management experience preferred.
  • Familiarity with OSHA, fire safety, and regulatory compliance for residential buildings and facilities in New York City.
  • Experience with and proven commitment to working with low-income and marginalized communities, and individuals with multiple chronic medical and/or behavioral health conditions.
