In the competitive environment of commercial investment real estate, Bridge has developed a superior team of property management specialists. The Property and Asset Management team (BPM) is responsible for executing each multifamily asset's business plan developed in the acquisition phase of the investment cycle. BPM was founded on the belief that the successful execution of a property's business plan can generate superior cash flow and value appreciation.
The Compliance Specialist is responsible for HUD requirements, compliance reporting and filing audits for the community.
ESSENTIAL FUNCTIONS
- Knowledge of HUD and low income compliance A MUST.
- Knowledge and prior experience preparing HUD Properties for HUD: REACS AND MOR Audits
- Field all resident maintenance requests and service calls by dispatching Maintenance Technician and/or relevant vendors within specified time frame. Ensure work orders are handled in a timely fashion. Follow up with tenants regarding completed work orders and report any maintenance findings to the city and/or county to correct any rent abatements
- Address resident concerns in a professional manner, Coordinate/Contact residents with inspection dates, notices, upcoming certifications, etc.
- Ensure residents adhere to the lease and company policies and procedures
- Follow-up with all delinquent accounts, pursue collections and process evictions if necessary in accordance with established procedures
- Coordinate all Move-in and Move-outs for HUD units
- Conduct property inspections as related to HUD compliance
- Complete monthly, quarterly, and annual HUD reporting and maintain/update all relevant HUD documentation as necessary
- Regular, on-time attendance
- Special projects and other responsibilities as assigned
- Yardi expertise (do not apply without this)
- Certified Occupancy Specialist (COS) Designation is a must
- Knowledge of Department of Housing and Urban Development (HUD) rules and regulations
- Knowledge of laws and standards that apply to property management, such as Fair Housing Laws, Landlord-Tenant Law, OSHA Standards, local and state building codes
- Basic knowledge of building maintenance, fire prevention and liability reduction principles
- Ability to work independently, organize tasks, manage time and prioritize projects
EDUCATION - High school graduate or equivalent
EXPERIENCE - Minimum two years combined leasing, marketing, or operations experience
WORK ENVIRONMENT - Regular office work, however, occasional outside duties in all weather conditions

- 401K: Bridge Investment Group will contribute to your account equal to 100% of the first 4% of pay which you contribute to the plan. These contributions belong 100% to the employee upon their contribution. Eligible employees are automatically enrolled contributing 4%, with up to 6% company match, with the option to opt out. *The employee must be at least 21 years of age and have worked for the Company for at least 60 days.
- Paid Time Off: Employee will accrue 5.23 hours of paid time off per pay period for a total of 17 days per year.

- Following six (6) months of employment at the Company, you will be eligible per birth, adoption or placement of a child for four (4) weeks of paid parental leave as the primary caregiver to the child or two weeks of paid parental leave as the secondary caregiver to the child. Following two years of employment at the Company, you will be eligible for twelve weeks of paid parental leave per birth, adoption, or placement of a child if you are the primary caregiver of the child.
- Tuition Reimbursement: Up to $5,000 per year of pre-approved tuition expenses will be reimbursed upon submission of approved documentation. Repayment obligations may apply if employment terminates prior to 24 months.

Compensation Detail: The anticipated wage scale for candidates who will work in Gaithersburg is $23.00 to $25.00 per hour. Hired applicant may also be eligible for a monthly commission based on performance indicators. The final pay offered to a successful candidate will be dependent on several factors that may include but are not limited to the type and years of experience within the job, the type of years and experience within the industry, education, etc. Bridge Investment Group is a multi-state employer and this pay scale may not reflect positions that work in other states or locations.
