Job Description
Job Description The Director is responsible for project management and leadership for the Southeast market and other markets. This shall include, but not be limited to site management and leadership for individual buildings and full projects, including coordinating subcontractors, material and equipment, ensuring that specifications are being strictly followed, and work is proceeding on schedule and within budget. Responsibilities Support general leadership of the Southeast market Lead data center campus teams Provide hands-on management support for individual projects Manage overall budgets and corresponding subcontractor/vendor/consultant budgets Manage overall schedules Schedule subcontractors, consultants, and vendors to ensure timely completion Perform quality control duties and responsibilities regarding the work being performed Ensure that subcontractor is fully executing and complying with the contracted scope of work Coordinate required inspections with local jurisdictions Identify subcontractor non-compliance with safety, health, and environmental quality standards Identify conflicts in construction progress and communicate them to project team for resolution Maintain daily log (written) of activities on the jobsite May perform Field Superintendent duties at multiple job sites, simultaneously Ensure subcontractor has corrected all deficiencies identified by project team Walk all units on project daily to monitor activities and assist in future planning Preside over weekly subcontractor meetings designed to coordinate the work Issue notices of non-compliance to subcontractors regarding quality of work or scheduling Ensure that the job site is always kept in a clean and organized manner Perform job progress and completion punch list identification and completion Complete other such duties consistent with your role as you may be assigned by management Qualifications EDUCATION AND EXPERIENCE Bachelor’s degree, or equivalent experience, required 10 years Construction experience, required 5 years Data Center experience Proficient in Microsoft Office (specifically Excel and Project) Yardi, Procor and Prolog experience KNOWLEDGE, SKILLS, ABILITIES, AND COMPETENCIES Experience with Division 2-10 (concrete through finish trade) Provide direction to and resolve problems amongst subcontractors and vendors Ability to identify deficient work and provide resolution Blueprint reading Endurance and ability to visit entire job site, including stairs or other elevated structures Monitoring jobsite general health and safety Customer Service - Manages difficult or emotional customer situations; Responds promptly to customer needs; Solicits customer feedback to improve service; Responds to requests for service and assistance; Meets commitments Interpersonal Skills - Focuses on solving conflict Teamwork - Balances team and individual responsibilities; Exhibits objectivity and openness to others' views; Gives and welcomes feedback; Contributes to building a positive team spirit; Puts success of team above own interests; Able to build morale and group commitments to goals and objectives; Supports everyone's efforts to succeed Planning/Organizing - Prioritizes and plans work activities; Uses time efficiently; Plans for additional resources; Organizes or schedules other people and their tasks; Develops realistic action plans Quality - Demonstrates accuracy and thoroughness; Looks for ways to improve and promote quality; Applies feedback to improve performance; Monitors own work to ensure quality Quantity - Meets productivity standards; Completes work in a timely manner; Strives to increase productivity; Works quickly Safety and Security - Observes safety and security procedures; Determines appropriate action beyond guidelines; Reports potentially unsafe conditions; Uses equipment and materials properly Adaptability - Adapts to changes in the work environment; Manages competing demands; Able to deal with frequent change, delays, or unexpected events Additional Information BENEFITS Per Diem if traveling Bonus eligible Benefits: Medical, dental, vision, 401k w/ match PTO and Paid Holidays J-18808-Ljbffr
