The overall responsibility of a Senior Right-of-Way Agent is to plan and coordinate the acquisition of easements and permits required for the installation and maintenance of energy distribution systems. Also responsible for the purchase of easements and purchase of fee property for facility sites. The Senior Right-of-Way Agent will handle negotiations and relationship management with landowners affected by the transmission route. The anticipated duration of the position is approximately 1-3 years, although it could be extended further, based on project circumstances and agent performance. The work location area covers large portions of Iowa, so location assignments will vary based on project need and are subject to change.
Tasks and Responsibilities:
Negotiate the acquisition of easements, fee property, and access roads for the installation of energy distribution facilities. Interpret and explain job sketches and routing issues. Coordinate with engineering and construction personnel on routing issues pertinent to landowner negotiations. Investigate existing easements and encumbrances. Resolve conflicts and manage relationships between landowners and pipeline company. Service existing easements for Releases and Consent and Indemnity Agreements involving encroachments. Coordinate with outside attorneys and appraisers on land issues. Perform administrative tasks including creation and approval of associated forms and documents. Coordinate construction schedule and negotiate damage settlements.
Knowledge, Skills, and Abilities:
Proficient in Microsoft Office, including word processing, spreadsheets, database, presentation software, electronic mail and scheduling.
Ability to read, write and understand both verbal and written instructions.
Effective oral and written communication skills.
Strong public relations skills including the ability to deal professionally and diplomatically with landowners and the general public to negotiate land acquisition agreements.
A valid driver’s license with a history of a safe driving record.
Ability to obtain a notary public certification.
Ability to work in both office and field conditions.
Ability to work closely with various project disciplines / departments to coordinate easement requirements.
The ability to work with crucial information effectively and efficiently .Experience with negotiating practices. Ability to comprehensively interpret legal documents.
Ability to travel extensively throughout the state for extended periods.

Salary: $1,625.00 per week
