Position Summary

As a member of the professional staff, contributes a high level of specialized knowledge and skill in a discipline (e.g. Accounting, Finance, Human Resources, Information Resources, Operations Planning & Support, Sales & Marketing) area to support department and/or function objectives. Generally, works with considerable independence, developing operating plans and related operational processes for own department in alignment with broader business objectives.

Specific Job Summary

The Director/AVP Business Development is responsible for driving unit acquisition growth of Aqua Aston's rental programs across Hawaii for all existing condo-hotel properties and expanding the Company's Hawaii vacation rental business. This role also focuses on the retention of existing condominium units within Aqua Aston's rental programs and vacation rental business.

Reporting directly to the Chief Development Officer, this position is pivotal in expanding Aqua Aston's condominium portfolio annually. The position will execute high-level transactions and leverage strong negotiation and communication skills to close on contracts. The role involves pitching, marketing, and closing a targeted number of individual rental agreements each quarter with new and existing condominium owners, while tailoring messaging to customer needs and using both rational and emotional appeals to facilitate favorable negotiations for Aqua Aston.

The ideal candidate will excel in collaborating across departments to ensure all business development resources and offerings align with marketplace needs, and external communications achieve strategic goals. Relationship building is key, as the role involves establishing solid connections with brokers and other key external partners to increase awareness of the Aqua Aston's programs and create opportunities to pitch services during condo sales transactions.

Key responsibilities include managing multiple projects, analyzing data, and using market intelligence to inform and adapt acquisition and retention strategies. By identifying growth opportunities, trends, and emerging needs, this position will provide actionable recommendations to guide leadership decisions and support Aqua Aston's portfolio expansion goals. This role represents Aqua Aston with professionalism and confidentiality in all internal and external interactions.

Specific Expected Contributions
  • Drive the growth of Aqua Aston's rental portfolio by strategically acquiring new units in Hawaii's condo-hotel and vacation rental markets. Focus on building strong, lasting relationships with property owners and partners, identifying growth opportunities, and executing strategies that achieve quarterly and annual expansion goals.
  • Grow Aqua Aston's Rental Programs for Hawaii's condo-hotel properties and increase vacation rental inventory by meeting quarterly and annual targets.
  • Promote Aqua Aston's rental services and value proposition to new condo buyers.
  • Monitor and report on competitor offerings, providing actionable insights to strengthen Aqua Aston's market position.
  • Collaborate with the Chief Development Officer and corporate team to restructure rental agreements, ensuring optimal strategies for increasing properties under management.
  • Support the standardization of rental program offerings within the AAH property system.
  • Assisting with the selection implementing a CRM to track activity and progress.
  • Build strong relationships brokers on each island to secure access condo buyers at targeted and existing properties.
  • Target and engage condo units on the market, including previous Aqua Aston participants, to pitch rental services.
  • Partner with internal teams, including Commercial Strategy, Communications, Operations, and Owner Services, to enhance digital presence, collateral, and owner communications.
  • Attend owner meetings, broker events, and other gatherings to professionally present Aqua Aston's programs and offerings.
  • Use data insights and market intelligence to inform and adjust acquisition and retention strategies, identifying growth opportunities, trends, and emerging needs that support Aqua Aston's portfolio expansion.

Candidate Profile

Successful candidates should possess knowledge and experience and demonstrate strong leadership and relationship skills as follows:

Generally, a professional position requiring significant knowledge and experience in one or more disciplines and/or business operations as well as associate and/or organizational management experience. College degree and/or relevant experience generally required.

Minimum Qualifications
  • Bachelor's degree
  • Real Estate or Brokerage license preferred
  • 8 years progressive experience in hospitality, condo-hotel, or vacation rental management
  • 5+ years in real estate sales, leasing, property management, or related sales experience preferred
  • Ability to balance competing priorities and manage ambiguity
  • Skillful in balancing detail-oriented tasks with big-picture thinking
  • Experience in managing multiple workstreams and leading cross functional teams
  • Proven ability to identify needs and create solutions
