Setting: ONSITE

Compensation: $80,000 - $110,000 | Based on experience | Bonus included (20-25%)

Work Authorization Requirements: U.S. Citizen or permanent resident (Green Card holder)



Overview

The Purchase Specialist plays a critical role in sourcing and managing procurement for construction materials and labor across residential vertical construction projects. While primarily focused on Virginia-based projects, this individual may contribute to national bid initiatives. This position involves the end-to-end procurement process, including bidding, analysis, negotiation, and contract awarding to approved trade partners.


The Purchase Specialist also manages construction budgets, ensures compliance with contract terms, and supports cross-functional teams by delivering timely and accurate purchasing services aligned with company standards.



Responsibilities

  • Develop and maintain accurate building specifications for assigned projects.
  • Lead and manage competitive bid processes, ensuring fairness and thoroughness.
  • Analyze, qualify, and negotiate trade partner bids to achieve optimal value.
  • Oversee and enforce contract compliance, resolving issues as needed.
  • Develop and manage direct construction cost budgets for both new and ongoing projects.
  • Build and maintain strong relationships with trade partners to ensure seamless collaboration.
  • Collaborate with internal departments such as Sales, Design, Construction, and Community Development to align purchasing activities with broader company goals.



Qualifications

  • 3+ years of experience in residential purchasing, with a minimum of three years in the homebuilding industry.
  • Bachelor’s degree in Supply Chain Management, Construction, Business, Accounting or similar.
  • Proficiency in enterprise systems and Microsoft Office Suite, including Word, Excel, PowerPoint, Outlook, and E1.
  • Field construction experience is a plus, providing valuable insights into operational needs.
