There is a wide variety of space available for lease for office, warehouse, manufacturing, R&D, retail, and automotive uses.
Position
The Construction Manager should be an energetic and detail-oriented professional who will be responsible for managing in-house construction personnel and various construction and maintenance related projects assigned. They will also oversee technical construction details, ensure compliance with local codes and regulations, and manage all aspects of on-site operations. This role demands strong leadership, organizational, and problem-solving skills to effectively manage crews, subcontractors, and inspections. The ideal candidate will have experience in overseeing multiple, simultaneous commercial projects.
Responsibilities
- Lead and manage the construction team effectively.
- Delegate tasks and work orders to the team of seven (7) professionals while coordinating and overseeing their efforts.
- Proactively schedule work with subcontractors, vendors, and employees to ensure adherence to the project timeline.
- Ensure compliance with all health and safety standards on the job site.
- Read and interpret construction plans, and layout construction designs.
- Manage large-scale projects as well as multiple smaller projects, work orders, and maintenance tasks concurrently.
- Implement and oversee multiple maintenance projects.
- Advise management on potential issues, work interferences, schedule conflicts, and delays.
- Maintain daily reports, timesheets, and work orders for the job site.
- Uphold professionalism in interactions with tenants, subcontractors, staff, and management.
- Collaborate effectively with all levels of employees while fostering respect and credibility.
- Promote teamwork within the construction team.
- Think proactively to prevent potential mistakes.
- Provide management oversight for all construction and maintenance projects, ensuring budget, schedule, quality, and other project goals are achieved.
- Develops and maintains vendor relationships.
- Create and update standard specifications, policies, procedures, and forms to enhance quality control, budget compliance and timely completion.
- Actively participate in the review and updating of trade Scopes of Work.
- Act as the lead person in charge, providing oversight, being responsible, and taking responsibility for all field operations of assigned projects.
- Manage subcontractors, including compliance with the contract scope of work and quality control. Proactively work with the subcontractors to prevent, identify and correct problems.
- Provide leadership, supervision, and training to construction staff, while maintaining open two-way communication.
- Implement and assist in updating personnel procedures and policies as needed; ensure confidentiality of all company, vendor, and employee related information.
- Coordinate specific work tasks with other personnel within the department as well as with other departments in order to ensure the smooth and accurate flow of information.
- Respond to inquiries in a professional manner within a reasonable or given time frame and established procedures.
- Maintain a clean, organized, and orderly jobsite and field office, always.
Qualifications
- Extensive experience in commercial construction supervision.
- Field construction experience.
- Knowledge of city and building codes.
- Excellent oral and written communication skills, along with strong organizational abilities.
- Physical capability to meet job requirements, including lifting up to 35 pounds and climbing roofs.
- Proficient in computer applications such as Outlook, Word, Excel, and OneDrive.
- Strong problem-solving abilities.
- Exceptional organizational skills in a fast-paced environment.
- Ability to plan, coordinate, and provide leadership in the execution of complex construction projects.
- Strong initiative and attention to detail, ability to handle multiple concurrent assignments and deadlines, ability to adapt to changing responsibilities and project affiliations.
- Effective and professional communication skills including the ability to interface effectively with other team members, vendors, and tenants.
- Ability to analyze and interpret technical materials accurately and effectively.
