A well-established commercial real estate company is seeking a Property Manager to oversee the daily operations of a retail property portfolio in the Houston area. Type of Position : Direct Hire

Responsibilities:

• Serve as landlord/lender/tenant/vendor’s contact.
• Responsible for asset management (property inspections, bank reconciliations, financial reports, approve Invoices /outgoing checks, rent & CAM abatement, check requests, property mortgages, bank wires).
• Responsible for tenant relations/customer service.
• Manage vendor/contractor service agreements.
• Responsible for property budget preparation.
• Oversee new construction & property rehab.
• Manage insurance claims & lender inspections.
• Responsible for lease renewals, assignments tenant expansions & relocations.
• Manage property refinance.
• Process monthly financial reports, oversee accounts payable, accounts receivable and monthly billings.
• Produce all CAM reconciliations and annual Budgets.
• Participate in due diligence and proposed new investment transactions and preparation of transaction support, and writing proposal for final investment committee presentation.
• Develop and implement Company’s Asset Management plan which includes overseeing closings, monitoring development and asset disposition.
• Manage and maintain relationships with Landlords, Real Estate Brokers and Developers.
• Manage the design and development processes of store environments from kick off to final approval.

Requirements:

• 3+ years commercial retail property management experience
• Some college and real estate license preferred
• High degree of flexibility and tolerance for change
• Ability to juggle many tasks at once, operate under Urgent time constraints at times and able to prioritize and re-prioritize tasks continuously
• Strong organizational, interpersonal, and analytical skills
• Motivated; self-starter with sound judgment and problem-solving abilities
• Team player who can work independently, be flexible, and multi-task
• Ability to speak and write professionally and effectively with owners, tenants, and service providers
