Position title: Construction Manager - East Coast

Reports to: Senior Construction Manager - US

Job Location: NYC

Hourly Rate: $110,000-130,000

JOB SUMMARY

As a Senior Construction Manager, you will be a vital part of the Real Estate team with the main objective of ensuring high quality, on-time and on-budget new store projects. You will be coordinating between internal and external stakeholders to scope, plan, track and execute the projects. The Senior Construction Manager will also both develop and track CAPEX budgets for the projects. We expect the candidate to grow and develop in the role and take on more responsibility over time.


You will be working closely with the US Real Estate team, responsible for leading and managing all West Coast construction projects, specifically new store openings.The role will work closely with multiple stakeholders including the US Operation teams, Global Operation teams, HQ Capex, Finance, Procurement, IT and of course, the Global Real Estate team.


The applicant should think strategically and take a broad view of the business, industry, and consumer environment to anticipate and plan for the future. The JOE teams working in the US are energized and passionate and these should be the key skillsets for any applicant helping us to drive expansion and success.


KEY RESPONSIBILITIES:


GENERAL

  • Working closely with the Real Estate team, the Senior Construction Manager oversees and project manages the full lifecycle of projects end-to-end.
  • The role needs a comprehensive knowledge of construction techniques and costs.
  • The SCM should be well connected with local and national contractors, architects and engineering consultants.
  • Undertake and manage key stakeholder engagements with parties across (and outside) the company such as Finance, IT, Operations as well as Designers, Architects and Contractors.
  • Continually seek opportunities and enhancements to improve project schedule delivery, including post audit of prior projects to aid future performance.
  • The candidate needs have a good level of technical construction knowledge and ability to interpret CAD files and communicate in the appropriate terminology.
  • The SCM will be responsible for ensuring that the project complies with the specifications set by our Real Estate team, Landlords and regulatory bodies.
  • The candidate must be able to translate and interpret, Brand, Design and Operational requirements to ensure project delivery meets all expectations.
  • The SCM needs to be comfortable developing excellent collaborative working relationships with all internal and external stakeholders.


NEW STORE OPENINGS

  • Significant experience in construction of Retail Stores.
  • Work closely with procurement and external contractors to ensure project delivery.
  • Ensure a complete, clean and smooth handover of the store to US Operations team.
  • Prepare cost estimates and construction schedules.
  • Obtain financial approval on project budget and supervise / report any variance. Check invoices against completed work.
  • Put together GC bid packages and manage the competitive bidding process of new construction projects.
  • Establish and maintain an overall project schedule for all project phases. Communicate schedule changes proactively and manage all stakeholders expectations.
  • Conduct regular site inspections and site meetings identifying defects and variances from the approved design promptly.
  • Create and maintain a suitable RFI and change order log and a detailed budget tracker.
  • Track any cost savings within the dedicated project management tool.
  • Ensure compliance with JOE & THE JUICE standards, policies and specifications.
  • Track and report weekly on project status, flagging potential issues, risks and changes.
  • Responsible for reporting costs, to ensure costs are being reviewed across the business.
  • Manage punch lists and ensure contractors are completing all tasks in a timely manner.
  • Manage post project audits in order to learn from mistakes and experiences and share this knowledge within the company.


KEY QUALIFICATIONS

  • 5+ years experience managing retail projects for a growing multi-unit retail company.
  • Strong cross-functional coordination skills and ability to operate with a high degree of autonomy.
  • Experience managing vendor relationships.
  • Strong Project Management skills.
  • Understanding of local code, regulations & standards.
  • Capable of analyzing and interpreting information and data.
  • Office 365 – Excel, Word and PowerPoint capabilities required.
  • Global mindset and multicultural understanding.
  • Team Leadership / Self Motivated with an ability to work to strict deadlines.
  • Full clean driving license, travel throughout the USA would be required.
