Macdonald & Company is partnered with an established multifamily developer, owner and operator of Class A multifamily properties across the Southeast, to appoint a Vice President of Property Management.
The Vice President of Property Management will be responsible for ensuring operational excellence, optimizing property performance, and maintaining high resident satisfaction across all managed properties. This role will be instrumental in achieving the company's short and long-term goals through the leadership of a talented team and collaboration with key internal stakeholders.
Key Responsibilities:
Leadership & Team Management:
- Lead and manage the property management team, including the Director of Operations, Director of Maintenance, and Regional Managers.
- Provide mentorship, coaching, and professional development to direct reports.
- Foster a culture of collaboration, accountability, and high performance across the property management team.
Portfolio Oversight:
- Oversee the daily operations of multifamily properties, including new lease-ups and stabilized assets.
- Ensure consistent and effective management of Class A properties across the Southeast, as well as historic assets in markets like Birmingham, Alabama.
- Drive operational efficiency, cost control, and revenue growth across the portfolio.
- Monitor and analyze property performance, financial reports, and KPIs to ensure goals and targets are met.
Collaboration Across Departments:
- Work closely with cross-functional teams including Investments, Asset Management, Marketing, Legal, and Development/Construction to drive company-wide success.
- Partner with Asset Management to assess and improve the operational and financial performance of the portfolio.
- Collaborate with the Marketing team to ensure optimal leasing strategies, resident retention initiatives, and brand alignment.
- Work with Legal to ensure compliance with local, state, and federal regulations, including lease agreements, fair housing laws, and other legal requirements.
Property Maintenance & Operations:
- Ensure the maintenance team maintains high standards for property upkeep, cleanliness, and resident satisfaction.
- Oversee budgeting and capital improvements for each property, working with the Director of Maintenance to prioritize and execute capital projects and day-to-day repairs.
Lease-Up & Transition Management:
- Play a hands-on role in ensuring successful lease-up strategies for newly developed or acquired properties, particularly those in transition or under lease-up.
- Provide strategic oversight to ensure smooth transitions from construction to operation, optimizing the leasing process, and ensuring high occupancy rates and resident satisfaction.
Reporting & Performance Analysis:
- Provide regular updates to executive leadership on portfolio performance, leasing trends, and operational challenges.
- Analyze performance data, market conditions, and industry trends to make informed recommendations for improvements and growth.
Qualifications:
- 8+ years of experience in property management, with at least 3 years in a senior leadership role, ideally within multifamily real estate.
- Strong experience in managing Class A multifamily assets.
- Proven track record of success in optimizing property performance, driving leasing strategies, and improving resident satisfaction.
- Strong leadership and team management experience, with the ability to develop and empower direct reports.
- Deep knowledge of multifamily property operations, including budgeting, maintenance, leasing, and financial reporting.
- Exceptional communication, interpersonal, and collaboration skills, with the ability to work effectively across departments and with external stakeholders.
- Familiarity with property management software and tools (e.g., Yardi, RealPage, etc.).
- A results-oriented, proactive, and strategic mindset with the ability to analyze complex data and develop actionable plans.
