Baltimore based Commercial General Contracting Company is looking for qualified individual with experience and expertise to perform commercial construction project management.  The ideal candidate shall have at least 5 years previous experience in all project management and estimating disciplines as well as having the ability to lead the successful planning and execution of all projects.  Successful candidates must possess the ability to work through established contacts, estimate and successfully bid through established subcontractor relationships and coordinate and supervise the construction process from the conceptual development stage through final construction, making sure that the project is completed on time and within budget.

Essential Duties & Responsibilities

• The ability and experience to market and provide business development for new opportunities, in order to increase work to sustain and raise company’s goals and budgets for the year.
• Initial review, interpretation and analysis of project documents to determine project needs (subcontractors, materials, etc.) 
• Prepare estimates and the necessary information for the submittal of successful proposals and bids.
• Review project proposal or bid to determine time frame, funding limitations, procedures for accomplishing project, staffing requirements and allotment of available resources to various phases of project.
• Establish project schedule for each phase of project and arrange for appropriate subcontractor personnel.
• Consult with project staff to outline work plan and to assign duties, responsibilities and scope of authority.
• Hold weekly or bi-weekly progress meetings with Clients. 
• Ensure project documents are complete, current and properly filed.
• Assist in the preparation of subcontracts and purchase orders.
• Ensure that no sub/vendor payments made without an executed subcontractor PO.
• Prepare and maintain the weekly project schedule.
• Continually seek opportunities to increase client satisfaction and deepen client relationships.
• Maintain or exceed projected project profit.
• Complete responsibility for cost-management including requisition, change order preparation, receipt of prompt payments by client, prompt payments to subcontractors and vendors, etc.
• Effectively manage multiple projects.
• Ensure project milestones and completion dates are met.
• Ensure that no additional work is performed without written authorization of the Owner’s representative. 
• Other duties as assigned.

Qualifications

• Bachelor’s degree (preferred) with preference given to Engineering and Construction Management degrees;  LEED certification is also a benefit.
• 3 – 5 years field experience.
• Certification in OSHA 12 hour or 30-hour a plus.
• Ability to effectively present information and respond to questions regarding the project.
• Understanding of basic revenue models, P/L, and cost-to-completions projections.
• Ability to solve practical problems with a variety of variables in situations where only limited standardization or information exists.
• Experience with Design Build construction projects.
• Excellent communication skills.
• Must possess an entrepreneurial spirit and the ability to excel with limited direction.
• Solid multi-tasking and relationship-building skills.
• Strong computer skills – including Excel, Word, Primavera, etc.
