Job Description

The Area Sales Manager provides direct support to the sales department by assisting the Director of Sales and Marketing with serving as a primary sales coach to the frontline sales organization. They are expected to embrace and help establish an active sales culture within the company. The position is responsible for the coaching, training, and evaluation of the sales staff through daily interaction in the field. They also support the ongoing review and analysis of sales programs and incentives, and work to streamline processes to support the simplification of field sales efforts. They will be the driving force behind the sales team achieving and exceeding company sales and closing goals while ensuring our customers receive the ultimate home buying journey and feel the Flintrock Experience.

KEY RESPONSIBILITIES

  • Recruit and train new talent.
  • Provide ongoing coaching, training, and feedback to the sales team. This includes the review and analysis of secret shops, CRM data, and providing specific coaching feedback on observed performance.
  • This position involves frequent time in the field working with Community Sales Managers on their presentation and lead conversion.
  • Motivate the sales team through daily interaction to drive for sales.
  • Visit and inspect sales offices and communities 2X per month and report improvement opportunities to the Director of Sales and Marketing. Ensure community managers are upholding their communities to Flintrock standards.
  • Work with the Director of Sales and Marketing to determine sales goals.
  • Review sales goals regularly and evaluate performance against these goals at a community and individual performer level. Provide feedback to Community Sales Managers in a manner consistent with Flintrock culture and best practices.
  • Review competitors and market research regularly to serve as an internal expert on product in assigned markets. Ensure data is collected from each community and compiled into the CMA template every month for submittal to the Director of Sales and Marketing for review.
  • Meet or exceed established monthly, quarterly, and yearly sales and closing goals while providing a superior customer experience.
  • Ensure the accuracy and integrity of sales data maintained in the company CRM and ERP systems.
  • Oversee the set-up of community model homes.
  • Collaborate with the Director of Sales and Marketing to create and deliver inspirational and motivational sales rallies and training presentations.
  • Resolve and handle escalated sales and customer service concerns.
  • Understand how sales is being affected by other departments and report to the Director of Sales and Marketing.
  • Report monthly on initiatives to increase sales velocities per community.
  • Communicate daily with the Director of Sales and Marketing on remaining inventory, traffic, lead conversion, and sales.
  • Prepare and submit and aggregate weekly sales and traffic report for all communities to the Director of Sales and Marketing.
  • Assist in selling homes or community coverage when needed.
  • Attend weekly meetings at the Flintrock Corporate Office.
  • Collaborate with the Director of Sales and Marketing to ensure appropriate community staffing and identify future staffing needs.
  • Make high-level decisions that will positively impact company profits.
  • Be willing to perform other tasks as needed.

QUALIFICATIONS

  1. Bachelor’s degree or equivalent experience.
  2. Minimum 3 years of sales experience in the homebuilding industry.
  3. Minimum 1-3 years of sales management experience in the homebuilding industry is preferred.
  4. Proficiency with Microsoft Office and CRM systems.
  5. Comprehensive understanding of the sales process and cycle in new home sales.
  6. Skilled in data analysis and business decision-making.
  7. Excellent verbal, written, and interpersonal communication skills.
  8. Ability to influence, negotiate, and communicate effectively with a high level of professionalism and tact.
  9. Effective problem-solving skills with the ability to manage conflict and resolve issues.
  10. Capability to multitask, work under pressure, and meet deadlines.
  11. Confident and charismatic approach to people.
