Acquisition Associate – Retail/Commercial Real Estate

Compensation: $150,000 per year + benefits + percentage of acquisition fees

What You’ll Do:
- Source Deals: Perform market research to identify acquisition opportunities by analyzing trends, demographics, and competition.
- Financial Underwriting: Conduct detailed financial analyses, including cash flow modeling, sensitivity testing, and ROI projections, to evaluate investment opportunities and debt/equity financing structures.
- Due Diligence: Manage financial, legal, and operational assessments during the acquisition process.
- Investment Proposals: Create compelling investment memoranda and presentations that outline strategies, risks, and returns.
- Collaboration: Work closely with finance, legal, and property management teams to execute acquisitions seamlessly.
- Negotiation: Support negotiations with sellers, brokers, and stakeholders to secure favorable terms.
- Portfolio Management: Monitor portfolio performance and recommend strategies to maximize investment returns.
What We’re Looking For:
- Experience: 3-5 years of commercial real estate acquisition experience, ideally with a focus on retail properties.
- Entrepreneurial Mindset: A proactive, think-outside-the-box approach with a passion for identifying opportunities and driving success.
- Technical Skills: Advanced financial modeling and underwriting expertise for commercial properties.
- Education: Bachelor’s degree in Finance, Real Estate, Business Administration, or a related field (advanced degrees or certifications such as CFA or CCIM are a plus).
- Communication & Analytical Skills: Exceptional analytical ability, problem-solving skills, and clear, professional communication.
