Booming Real Estate Development firm seeking a Property Manager to manage their industrial property in Western MA. Company is based in Boston but manages a number of properties throughout New England. This role is in Western, MA. This is a a great company that treats their employees like gold! Responsibilities:
- Maintain, repair, and ensure the efficient operation of all building systems including HVAC; truck courts and dock systems; electrical; lighting; plumbing; energy management; fire protection, structural; hardware and keying.
- Assess and repair complex mechanical and electrical equipment with supervision as needed.
- Perform tests and physical inspection of all fire suppression and alarm systems, providing technical support and cooperation with third party fire and life safety vendors and local fire departments.
- Demonstrate a thorough knowledge of equipment being serviced and employ service procedures and techniques indicative of first-class work.
- Keep the property grounds, equipment rooms and common areas clean, organized and safe
- Maintain a logbook on daily activities/events.
- Regularly inspect all areas of the building(s) and report deficiencies as well as suggestions for improvement.
- Assist in the monitoring of contractors, inspect work, and generate deficiency lists.
- Respond to tenant requests and complaints regarding building operations.
- Respond to after-hours emergencies such as fire, flooding, severe weather emergency conditions (including snow and ice removal) power outage and other situations including clean-up activities.
- Minimize risk by following industry standard practices.
Requirements and Qualifications:
- A minimum of 5 years of operational experience in flex, industrial, or office building and/or experience in a related building trade.
- MA Driver’s License and vehicle
- MA Job Superintendent License not required but recommended
- Familiarity with NFPA, standpipe, sprinkler and all fire and life safety systems
- Hands-on experience in the service and operation of HVAC, electrical, and mechanical equipment.
- Experience working within a structured PM program.
- Ability to read and understand schematic drawings.
- Familiarity with OSHA.
- Previous use of an online work order system a plus.
