Overview:

General Purpose:

Respond to and keep record of associate and guest work order requests. Maintain and perform general maintenance in guest units/rooms, common areas, mechanical areas, storage areas, and on equipment. Assist other maintenance associates with their duties to ensure a safe, clean and well-maintained resort property. Perform routine safety and maintenance property walkthroughs and address any repairs needed. Follow and complete maintenance checklists for each property. Maintain and keep logs for the pools and spas; this includes opening, closing, testing and adding chemicals as needed. Maintain daily ice and snow removal logs. Keep the grounds safe, clean, and in good repair. If offered employee housing, will be required to be on-call at least one week per month.

Responsibilities:

Essential Duties/Responsibilities:

  • Maintain safety and appearance of buildings. This includes snow and ice removal, sweeping, cleaning, painting, and lawn maintenance.
  • Working in extreme heat and cold, indoors and out.
  • Be able to own a problem and see it through to the end.
  • Maintain all equipment in good, safe, working order by routine visual inspections.
  • Able to diagnose problems and make necessary repairs to equipment as needed.
  • Must follow all proper preventive maintenance and safety procedures and use of PPE.
  • Must keep written track of tasks in a clear and organized manner on a daily timesheet.
  • Keep log of maintenance work orders type of request, start/stop times and follow-up notes, if necessary.
  • Receive daily work assignments from managers and supervisorsExpected to communicate with managers within 24 hours of any incomplete tasks or unsafe conditions observed

Knowledge:

  • Must be able to communicate well in English - both in written and spoken manner.
  • Must be able to login to and use a computer, this includes, Windows 7 and 10, Google Chrome, Outlook email, Excel maintenance logs, and Google Sheets.
  • Must have basic working knowledge of building systems including, but not limited to, HVAC, electrical, plumbing, mechanical operations, and general repairs.
  • Maintain complete knowledge of and comply with all departmental policies, service procedures, and standards.

Skills:

  • Must understand the proper usage of hand tools and some power tools.
  • Must have basic mechanical skills in plumbing, electrical, and general repairs.
  • Must be able to listen and take ownership of guest and associate maintenance requests in an approachable, competent, and pleasant manner.
  • Understand when a task is beyond your skill level and ask for help.

Abilities:

  • Available to work most shifts, including holidays, nights, weekends, and overtime as needed based on property needs.
  • Follow both verbal and written instructions in English.
  • Prioritize tasks as they arise and manage your workflow.
  • Work and perform job functions with minimal supervision.
  • Work cohesively with co-workers as a team.
  • Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals.
  • Ability to write routine reports and correspondence.
  • Perform basic carpentry, painting, and plumbing tasks.

Material and Equipment Directly Used: power tools, basic hand tools, pool and cleaning chemicals.

While performing the duties of this job, the associate is regularly required to walk, stand, and sit. The associate is occasionally required to climb and use balance. While performing the duties of this job, the associate will experience temperature fluctuations, and moderate to high noise levels.

While this is a management position, it does require a lot of hands-on involvement. The expectation is for the person to spend approximately 60-80% of their time doing physical labor. Walking, standing, lifting and climbing is required.

Qualifications:

Education or Formal Training:

  • High school diploma, general education degree (GED), or vocational training
  • Have or be willing to get pool and spa CPO training and certification
  • Related experience and/or training
  • Equivalent combination of education and experience.

Working Environment/Physical Demands:

  • Ability to stand/walk for entire shift.
  • Must be able to lift 70lbs. without assistance.
  • Must be able to bend, squat, crawl, kneel, push, pull, walk on uneven surfaces, and reach on a continuous basis.
  • Work on ladders and roofs safely on areas up to 30ft. from the ground.
  • Work in confined spaces.
  • Perform tasks requiring bending, stooping, and kneeling.
  • Work in extreme temperatures, hot and cold, indoors and outdoors.

Wage Information:

  • The hourly range for this position is $20.00 - $25.00. Actual pay will commensurate with experience.
