Instagram .The RoleThe Senior MEP Project Manager is responsible for managing, field inspections, problem solving, and coordinating all necessary Mechanical, Electrical, Plumbing and Fire Protection project resources and documentation throughout the entire project lifecycle. This includes the selection and management of MEP subcontractors, and the review, management, and administration of mechanical bid tabs/Exhibit Bs, MEP submittals, monthly MEP requisitions and change orders, and MEP contractor schedule/performance.Responsibilities

Review mechanical bid tabs and exhibit B in contractInterview and select sub-contractors for each projectManage day-to-day operations of MEP sub-contractorsReview and approve MEP monthly requisitionsReview and approve MEP change ordersConduct site walks to ensure work progresses according to schedule, including schedule updatesCommunicate with BIM/VDC personnel and Superintendent to ensure coordination is on track with scheduleCollaborate with A/E team to develop successful solutions to coordination itemsReview all MEP submittalsObtain documentation from inspections and testingOversee MEP & FP contractor and Commissioning agentCoordinate with Owner third party MEP contractors or testing agenciesObtain mechanical close out documentation; as builts, attic stock and O&MsCoordinate multi-trade portions of the projectDevelop and monitor equipment delivery logsAttend weekly owner and subcontractor meetingsObtain approval/sign off from AHJsWork with retail and/or tenant fit out as applicableDevelop work lists, and complete MEP punch listCoordinate owner training and turnoverWork with public utility companies to meet project requirementsCoordinate life safety inspectionsEnsure electrical requirements for mechanical are correctQualifications

Bachelor of Science (technical/engineering degree) in Mechanical, HVAC, Plumbing, Electrical or Fire ProtectionMinimum 10+ years experience with Mechanical, Electrical, Plumbing and Fire Protection SystemsMinimum of 5+ years of project management experienceStrong computer skills (MS Excel, Word, Outlook)Ability to read and comprehend drawings and specificationsUnderstanding of BIM/VDC coordination and hit detection programsKnowledge of local, city, state, and international building codesKnowledge of ASHRAE, NEC, NFPA, and LEED requirementsExtensive knowledge of testing, balancing and commissioning practicesAbility to make decisions quickly and accuratelyStrong communication skillsMust possess Suffolk’s Core Values: Passion, Integrity, Hard Work, Professionalism, and CaringOur good faith estimate of the compensation range for this opportunity is a base salary of $170,000 - $210,000 if based in the San Francisco market. Individual pay decisions will vary based upon the experience and qualifications of the applicant. This range is based upon San Francisco market rates and determined by considering many factors such as external market salary survey data, internal data for comparable roles, and the operational and budgetary objectives of the company. Suffolk also offers a comprehensive benefits package as part of its overall compensation strategy.Working Conditions

While performing the duties of this job, the employee is regularly required to sit for long periods of time; talk or hear; perform fine motor, hand and finger skills in the use of a keyboard, telephone, or writing. The employee is frequently required to stand; walk; and reach with arms and/or hands. Specific vision abilities include close vision, distance vision, depth perception and the ability to adjust focus.
