Established Residential Property Management firm looking for a Senior Property Manager to join its Senior Team.
GWM is a Residential Property Management Company with 2000 units under management in the Phoenix, Las Vegas, and San Diego area.
As a licensed Property Manager, you will be responsible for the day-to-day management of close to 300 single-family properties and will work with a support team including assistant PMs, maintenance, accounting, and sales/marketing teams. The Property Manager will work with Tenants and Landlords at solving complex problems while being able to provide a high level of customer service and will report directly to the Director of Property Management and Broker.
This position requires a person who is a self-starter and detail-oriented. The applicant needs to possess solid verbal and written communication skills, time management skills, and is not afraid of taking the initiative in order to reach goals.
Requirements
- (3) Years minimum Residential Property Management Experience
- Real Estate License (in Good Standing) or in completion process
- Real Estate Property Management License (in Good Standing) or in completion process
- Local, State & National Realtor Board Member (in Good Standing) or in completion process
- Working vehicle transportation
- Cellular Telephone with email receiving capabilities and professional voicemail
- Submit to criminal background and credit check as well as verification of references
- Conduct all real estate activities in accordance with the Local, State & Federal Real Estate laws and guidelines.
- In accordance with GWM SOPs, supervise the day-to-day operations of the assigned office portfolio including portfolio staff.
- Hire and Train Portfolio staff and provide written counseling in accordance with HR guidelines
- Be the direct representative between GWM and Portfolio Landlords.
- Maintain excellent communication standards between GWM and clients/customers.
- Assist staff in solving complex Landlord/Tenant and Property issues.
- Ensure all legal or administrative complaints are forwarded to the Broker in a timely manner.
- Focus on the tracking and reporting of Portfolio Key Principle Indications (KPIs)
Key Position Tasks
- Marketing & Leasing Vacant Properties and Units
- Lease renewal and Tenant retention
- Move-in, Move-out, and routine Property/Unit Inspections
- Oversee Property Turnover
- Oversee Rent collection; to include proper bank and PM software receipting and depositing
- Supervise and track evictions and all delinquent rental payments
- Supervise and track HOA and City Notices/Violations
- Oversee Property service, to include Utilities, Pool, Landscaping, Pest control, etc.
- Ensure proper Management Fees are applied
- Maintain Tenant and Owner files in accordance with DRE & GWM guidelines
- Assist Property Management Support staff (Accounting; Maintenance; Sales & Marketing)
- Submit Security Deposit Dispositions for processing
- Assist with Owner/Tenant Financial reporting
- Assist with reviewing property bills and maintenance invoices
- Assist with repair and maintenance resolutions
- Assist in the onboarding of prospective management clients
