Location: San Diego - Hybrid, 4 days onsite


Title: Director of Operations, Asset Management


Salary: $140-200k (DOE) + Bonus + Equity


Job Description: This role combines hands-on property management with the analytical aspect and strategic vision for the properties. Reports directly to the Sr. Vice President, Asset Management.


Responsibilities:

  1. Regularly interact with tenants to address concerns and needs in a professional and timely manner, ensuring proper input of IIP lease provisions, critical dates, and tenant obligations into the company database.
  2. Enforce property operating policies and procedures, conduct property inspections, and follow up on necessary improvements.
  3. Coordinate with vendors and contractors for maintenance, repairs, and inspections, while preparing property-level budgets.
  4. Assist with tenant improvements and construction work, providing support as needed, and recommend process improvements for the property database to enhance efficiency and analysis.
  5. Analyze property reporting requirements, provide feedback, and collaborate with third-party risk management on insurance and risk mitigation for property operations.
  6. Perform additional tasks as requested for the department and company.

Qualifications:

  1. 3-5 years of experience in property or asset management (preferred)
  2. Excellent communication skills (written and verbal) and strong technical skills in data analysis and reporting
  3. Proficient in Microsoft Excel, Word, Outlook, and other software programs
  4. Creative, proactive problem-solver with exceptional attention to detail
  5. Self-motivated, able to prioritize tasks, manage time effectively, and work independently
  6. Strong ability to build collaborative relationships and thrive in a high-performing team environment
