Job Title: Property Manager

Location: Omaha, NE

Duration: Full time


Required Experience:

Must have 3 years experience managing an A property


Skills:

Communication Skills: Excellent verbal and written communication skills for interacting with tenants, clients, and management.

Sales and Negotiation: Strong sales abilities and negotiation skills to close leases and secure favorable terms for the property owner.

Customer Service: Ability to handle tenant concerns, provide exceptional service, and foster positive tenant relationships.

Marketing Skills: Experience with marketing strategies for attracting new tenants, such as promoting properties through digital platforms or local outreach.


Organizational Skills: Attention to detail and ability to manage multiple tasks such as lease renewals, tenant inquiries, and property inspections.

Technical Skills: Proficiency in property management software (e.g., Yardi, AppFolio, MRI Software), and basic Microsoft Office suite skills.

Real Estate Laws and Regulations: Familiarity with local, state, and federal real estate laws, especially fair housing regulations.

Lease Terms and Conditions: Understanding of lease agreements, rental market trends, and tenant screening procedures.

Budgeting and Financial Management: Ability to oversee property budgets, manage rent collections, and ensure financial goals are met.

Problem-Solving: Ability to resolve conflicts or issues that may arise with tenants or within the property team.

Leadership: Capable of motivating and managing a team of leasing agents.

Time Management: Ability to prioritize tasks effectively and work under deadlines.

  • Flexibility: Willingness to work evenings, weekends, or overtime when required to meet leasing goals or handle tenant emergencies.
