Position Overview:
The Estimator will play a critical role in the preconstruction phase by ensuring accurate and comprehensive cost estimates, leveling, and bid preparation. This position requires a meticulous and strategic approach to pricing, vendor engagement, and bid packaging. The Estimator will collaborate closely with the Director of Preconstruction, Vendor Management, and other departments to deliver winning proposals and maintain high-quality standards across all preconstruction activities. The projects being estimated will not include any public work. The majority of projects will be in the Healthcare, Interiors, and Private Education fields.
Duties/Responsibilities:
Estimating and Bid Submission:
- Develop detailed quantitative takeoffs and comprehensive scope analyses for assigned projects.
- Create critical path schedules to support proposal submissions.
- Level and qualify subcontractor proposals to determine alignment with project requirements and budgets.
- Formulate competitive bid amounts, including Notes and Qualifications, to align with bid documents.
- Coordinate the delivery of completed proposals per client requirements and deadlines.
- Lead internal and external meetings during the preconstruction phase to clarify scope and expectations.
Vendor and Subcontractor Engagement:
- Establish and maintain relationships with subcontractors and vendors to ensure bid coverage and competitive pricing.
- Manage the RFI and addendum process in collaboration with the Bid Coordinator to address any scope ambiguities.
- Drive strategic vendor selection to maximize value and ensure alignment with Talisen’s standards.
Bid Package Development:
- Ensure all components of bid packages, including narratives, schedules, and pricing details, meet Talisen’s quality standards.
- Work collaboratively with the Preconstruction team to continuously improve bid package consistency and professionalism.
Quality Assurance and Continuous Improvement:
- Review takeoffs, leveling documents, and bid packages for accuracy and alignment with project goals.
- Track and analyze historical data to improve estimating accuracy and success rates.
- Participate in post-bid debriefs to identify areas of improvement and integrate lessons learned into future bids.
Measured Objectives:
1. Win Rate: Percentage of successful bids submitted.
2. Quality of Takeoff/Leveling: Accuracy and thoroughness of quantitative and qualitative analyses.
3. Quality of Bid Package: Consistency, completeness, and professionalism of submitted bid packages.
4. Rate of ATBs (Add to Base): Minimizing post-bid adjustments and ensuring bid integrity.
5. Coverage: Ensuring comprehensive and competitive subcontractor/vendor engagement for every bid.
Skills/Qualifications:
- Strong analytical skills with the ability to interpret architectural and engineering drawings.
- Proficiency in estimating software and Microsoft Office, especially Excel and Project.
- Exceptional attention to detail and organizational skills.
- Strong communication skills, both written and verbal, to articulate cost structures and bid strategies.
- Ability to manage multiple bids simultaneously and meet tight deadlines.
- Collaborative mindset with a proactive approach to problem-solving.
Compensation:
- Base salary range: $130,000 - $150,000 annually, commensurate with experience.
Work Environment:
The majority of the Estimator’s working hours will be at the office, with occasional site visits as needed to enhance understanding of project conditions. While standard work weeks are typically 40 hours, evening and weekend work may be required to meet deadlines or address urgent preconstruction needs.
