Job Description

The Custom Homes Superintendent is responsible for managing and supervising all on-site construction activities for custom home projects. This includes overseeing day-to-day operations, coordinating with subcontractors and vendors, managing timelines, and ensuring adherence to safety and quality standards. The role demands strong leadership, project management, and communication skills to successfully deliver high-quality custom homes to clients.


Key Responsibilities:


Project Management:

  • Oversee the daily operations of custom home construction projects, ensuring all tasks are completed on time and according to specifications.
  • Collaborate with the project manager, architects, designers, and clients to ensure clear communication and alignment on project goals.
  • Ensure the construction schedule is followed and make adjustments as necessary to meet project deadlines.


Team Coordination:

  • Supervise and direct on-site construction workers, subcontractors, and other tradespeople to ensure efficient and effective performance.
  • Conduct daily briefings with the crew and ensure tasks are prioritized according to project milestones.
  • Resolve any conflicts or issues that arise on-site in a timely and professional manner.


Quality Control:

  • Maintain high standards of quality by conducting regular inspections of the construction site to ensure compliance with building codes, regulations, and client specifications.
  • Ensure that all work is performed with attention to detail, meeting or exceeding customer expectations.
  • Coordinate with inspectors to schedule and pass necessary inspections at various stages of construction.


Safety Management:

  • Enforce safety protocols and ensure a safe working environment for all workers and subcontractors.
  • Monitor site safety and take corrective actions if unsafe conditions or practices are identified.
  • Maintain all necessary safety records and documentation in compliance with local regulations.


Budget & Cost Control:

  • Monitor project budgets and assist with cost tracking, ensuring the project stays within financial constraints.
  • Approve vendor invoices and manage change orders, ensuring proper documentation and cost management.
  • Work closely with the project manager to identify any potential cost savings or budget overruns.


Client & Stakeholder Communication:

  • Act as the primary point of contact for clients, providing regular updates on project progress, addressing any concerns, and maintaining a positive client relationship.
  • Address and resolve any client concerns or changes in scope promptly and professionally.


Documentation & Reporting:

  • Maintain accurate records of daily activities, progress reports, and job site conditions.
  • Ensure proper documentation of all construction activities, including change orders, submittals, and approvals.
  • Provide regular updates and reports to upper management on project status.
