Job Description:

The main responsibilities of this position are to (1) draft and negotiate certain transactional and curative legal documents and (2) facilitate curative measures by supervising and managing the curative sub-department. This position is also responsible for monitoring closing deadlines and coordinating with outside counsel and other third parties. Currently, most of the work will involve mineral and royalty interests in Colorado and Pennsylvania.

Responsibilities :

  • Draft Mineral Deeds and Contracts for Payment for acquisitions
  • Draft Purchase and Sale Agreements, and review and revise Purchase and Sale Agreements from counter parties
  • Negotiate acquisition terms
  • Determine best approach to curative action items required in the event of title defects
  • Supervise and manage curative sub-department
  • Facilitate and negotiate curative measures between parties
  • Draft certain curative documents, including corrective deeds, personal representative deeds, and statements of authority
  • Coordinate with other internal departments, outside counsel, and counter parties on curative measures
  • Track status of current curative efforts and regularly update other departments of current curative statuses
  • Monitor closing deadlines
  • Draft Notices to counter parties of necessary extensions, title failures, or proportionate adjustments
  • Review and approve outside counsel invoices

Job Requirement Essentials:

  • Comfortable working under tight deadlines as needed
  • Possess creative problem-solving techniques to see, define and address curative matters
  • Ability to work within established company processes
  • Self-motivated and able to communicate with a team
  • Attention to detail
  • Proficiency and expertise in Microsoft Suite of Applications (i.e., Word, Outlook, Excel)

Job Requirement Preferred:

  • 0-4 years experience
  • Experience negotiating and drafting high-value real property deals - preferred
  • Highly knowledgeable of the Mineral Chain of Title Process - preferred
  • Recommended experience practice areas: Title, Real Estate, Probate, Contracts, Transactional preferred
  • Juris Doctorate preferred - licensed to practice law in Texas preferred, Colorado or Pennsylvania is a plus
  • Proficiency and/or working knowledge in Quick Base - highly preferred

Job Type: Full-time

Pay: $32.50 - $45.00 per hour

Expected hours: No less than 40 per week
