  • Build and facilitate collaborative team processes between the Project Participants (i.e., Contractor, Owner/Developer, Design Professionals, and Subcontractors) during the work acquisition phase through project completion.
  • Provide consultative guidance on constructability, scheduling, phasing, quality, etc.
  • Perform a thorough analysis of construction documents and thoroughly understand the project to a minimum level of identifying constructability concerns, specific scope gaps, areas of concern/attention, where to gain a competitive e4dge, elements for first work reviews, or any other business points critical in nature.
  • Assure that potential risk factors have been evaluated and reviewed with the executive team (i.e., payment performance bond authorization, contract format and terms, insurance requirements, personnel assignments, etc.).
  • Develop, maintain, and enhance strategic planning in short, mid, and long term intervals that align with corporate profitability and growth goals. Strategic planning should at minimum contemplate market analysis, competitive positioning, and identifying target geographies/market segments.
  • Lead efforts to secure new multi-family projects with support from Business Development as needed.
  • Analyze project parameters, design, costs, and subcontractor input and provide comparisons, cost savings, value engineering options, and other recommendations.
  • Responsible for successful delivery of all projects within the business unit. Success shall be defined to include but not limited to on time delivery, adherence to the Contract terms, on budget, at target/goal margin, risk managed appropriately, and to meet quality standards set forth by both the Contract and MYCON.
  • Responsible for profit and loss for all projects within the business unit. Assure bids, budgets are accurately put together and managed through life cycle by project team. Manage and monitor operational expenses, overhead, create/maintain revenue forecasts, monitor/manage financial performance and make adjustments as needed to hit P&L goals.
  • Ensure teams are accurately and responsibly managing billing and collections. Ensure MYCON is receiving on time payments, teams are submitting applications on time, and teams are closely managing subcontractor requests to align with work actually performed (mitigate exposure from over-billing)
  • Partner with Preconstruction/ Estimating to determine subcontractor scope of work and pricing, including information dissemination, review of subcontractor's proposals and coordination of the desired scope of work.
  • Actively contributes to internal teams' work procedures, focusing on continuous business improvement.
  • Coordinate and manage the required timelines for preconstruction members and support staff to deliver budgets, estimates, bids, etc.
  • Responsible for ensuring regulatory and compliance from beginning of pursuit to successful closeout of project. Work with applicable departments to ensure proper insurance, bonding, licensing, and risk mitigation in place.
  • Coordinate and ensure that a construction schedule has been developed for opportunities.
  • Foster a productive working atmosphere among the team and strengthen MYCON's relationship with the client and design consultants.

  • Manage Client and A&E contacts to facilitate a successful preconstruction process through project delivery.
  • Network within the industry to stay relevant, learn client business models, establish credibility, and identify new work opportunities with current and prospective clients.
  • Work in conjunction with Business Development to maximize work acquisition and prepare RFP responses.

Requirements
Required skills needed but not limited to the following:
  • Bachelor's degree (BA/BS) from a four-year college or university in construction management, engineering or related field.
  • 15+ years of experience in pre-construction, estimating or related field
  • 5+ years' experience as manager or director including successful ongoing management of several direct reports.
  • Thorough experience with conceptual, design-build and structure estimating.
  • Proven success when organizing necessary resources, including people, tools, and time to meet tight deadlines and achieve desired results.
  • Demonstrated leadership skills with ability and willingness to face challenges, direct others, and effectively offer solutions to overcome obstacles.
  • Demonstrated success in managing preconstruction process or major, complex projects.
  • Thorough knowledge of the industry and different building systems with the ability to advise clients or procure appropriate consultant input on MEP Design and LEED Certification.
  • Strong computer skills, including thorough knowledge of Word, Excel, Phoenix, Destini, On-Screen Takeoff, Quest Earthwork and estimating software and technology.
  • Highly developed communication skills (listening, influence management, consensus development) paired with outstanding presentation skills.
  • Excellent interpersonal skills with the ability to build successful and lasting relationships with team members, architects, owners, subcontractors, and municipalities.
  • High energy and self-motivated with a sense of urgency to complete assigned tasks.
