Job Type Full-timeDescriptionThe Groundskeeper reports directly to the Maintenance Supervisor and is responsible for maintaining the grounds, amenities, building exteriors, leasing office, parking lots, and other community buildings of multi-family residential apartments.The core duties and responsibilities include, but are not limited to, the following:Ensure meticulous upkeep of grounds, amenities, building exteriors, leasing office, parking lots, and other community buildingsMaintain grounds, common areas, and amenities by removing trash and debris, vacuuming, mopping, pressure washing breezeways and common areas, and performing general cleaning as neededRemove trash from office areas and the apartment community perimeter dailyAssist with market-ready units by removing trash from vacant apartments (trash outs) before make-readySupport the Maintenance Supervisor/Community Director by performing assigned maintenance tasks in a timely mannerAssist in cleaning available apartments and/or modelsAid the maintenance team with snow, ice and leaf removalTroubleshoot and repair mechanical, carpentry, and electrical issuesComply with company standards and applicable laws, including Fair Housing, OSHA, Landlord Tenant regulations, local building codes, and EEOC guidelinesAttend and participate in company safety meetings and required training sessionsReport accidents and incidents promptly Report known safety hazards, equipment issues, and customer concerns to the supervisorRespond quickly to emergency situations during work hours and on-call coverageFollow established inventory processes for supplies and materials, track inventory used, return unused inventory, and notify the supervisor about re-ordering needsSupport cost-saving initiatives by repairing rather than replacing parts when possible and avoiding waste of materials and suppliesMaintain high levels of customer service for prospects, residents, vendors, and associatesMaintain and properly store community supplies and equipmentProvide proper service of equipment on predetermined schedulePerform other duties as assignedRequirementsQualifications and ExperienceTo perform this job successfully, an individual must be able to perform each essential duty satisfactorily.
