Position: Maintenance Specialist
Reports To: Facility Maintenance Supervisor
Department: Facilities Maintenance
FLSA STATUS: Non-Exempt
Primary Position Objectives
Performs general maintenance and repairs of equipment and buildings requiring practical knowledge and skill in painting, carpentry, plumbing, and electrical work.
Position Responsibilities
Administration Procedures
• Develop scope of work for basic renovation, carpentry, light construction, and repair projects to include time and material, and how to complete projects during any shift without disrupting center operations.
• Complete various maintenance projects in a timely manner to ensure that the facility is well maintained.
• Plan and deploy resources, using the Preventative Maintenance Checklist, to ensure preventative maintenance tasks are routinely completed.
• Participate in the Weekly Center Director walk-through and make repairs that are identified throughout the facility.
• Perform tests and basic service on HVAC equipment throughout the facility.
• Trouble-shoot systems parts which include pneumatic devices, electronic devices, and motors.
• Perform installations, preventative maintenance, and repairs on commercial and institutional HVAC systems.
• Develop effective partnerships with vendors to secure services for the center as needed.
• Lead and collaborate projects with entire maintenance team, F&A Director, CTT Instructors, Safety Officer, and Security to support renovation and center beatification projects.
• Work with the quality control team to ensure that all areas are properly managed to meet OSHA and DOL standards.
• Support routine inspections and maintenance of electrical, plumbing, heating, watering, and HVAC systems to ensure high efficiency, safety and performance, and operation.
• Review SchoolDude and complete work orders effectively and ensure effective communication and updates with area managers.
• Document work and maintenance history on equipment for optimal preventative maintenance using SchoolDude.
• Determine when equipment and tools need to be rented to support projects on the facility.
• Perform all aspects of facility and production maintenance, including maintaining current equipment and implementing new equipment.
• Collaborate with the Center Director, Maintenance, and Security to generate seamless, efficient systems to assist the police, fire department, and utility companies in diffusing emergency situations.
• Maintain and ensure that warranty information is loaded in CRA System for all work completed on the facility to ensure effective operation and care of systems.
• Work with the Finance Department and ESC to ensure that vendors develop the appropriate scopes of work and costs to address major repairs at the facility.
• Perform highly diversified duties to install and maintain facilities and equipment in accordance with PRH Chapter 5.
• Provide emergency/unscheduled repairs of equipment throughout the facility.
• Conduct weekly assessments of facilities to determine and prioritize needed repairs, upgrades, and renovations.
• Perform mechanic skills including, but not limited to, mechanical, electrical, pneumatic, hydraulic, troubleshooting, and repair of equipment.
• Read and interpret equipment manuals and work orders to perform required maintenance and service.
• Diagnose problems, replace, or repair parts, test and adjust equipment on the facility.
• Perform regular preventive maintenance on machines, equipment, and other facility systems.
• Use a variety of hand and power tools, electric meters, and material handling equipment in performing duties.
• Detect faulty operations, defective material, deficiencies, and report those and any unusual situations to proper supervision.
• Comply with safety regulations and maintain clean and orderly workspaces.
• Ensure that WBL students and staff maintain cleanliness of facility grounds and surrounding areas.
• Ensure that equipment, materials, and hazardous materials, and supplies are maintained and appropriately stored.
• Ensure that students that are assigned to WBL duties with the maintenance team are monitored and involved in meaningful tasks.
• Purchase maintenance repair materials and supplies as directed.
• Conduct landscaping tasks as required for lawns, shrubs, trees, sidewalks, and other center areas.
• Comply with technical operating manuals and instructions for equipment and machines.
• Perform daily inspections of buildings and student work to identify safety concerns, when and where needed.
• Monitor assigned activities for students to ensure that high quality work is performed.
• Work toward meeting performance standard goals and expectation.
• Adhere to required property control policies and procedures.
• Follow CDSS Plan and Standards of Conduct system.
• Comply with all DOL guidelines, OFCCP regulation, Quality Assurance Plan (QAP) Bizzell policies and procedures, Job Corps notices and bulletins, and Center policies and procedures.
• Demonstrate and abide by The Bizzell Group's core values and operating principles.

• Participate in PRH mandated staff training is mandatory. Failure to participate may result in disciplinary action up to and including termination.

Qualifications
To perform this job successfully, and individual must be able to perform each essential duty satisfactorily.
Computer Literacy with basic computer functions, email, internet, and basic programs such as Adobe Acrobat.
Knowledge crafts skills such as plumbing, carpentry, electrical, landscaping, painting, etc.
Knowledge of health and safety practices and regulations.
Attention to detail to ensure that all jobs are completed in exemplary manner and any potential hazards or warning signs of problems are not overlooked.
Experience
Four to five years maintenance and renovation experience. Have the ability to follow the lead of the Maintenance Supervisor and complete multi-level projects. Light construction, renovation, HVAC, and project experienced required.
Education
High School Diploma or equivalent required. Completion of a craft apprenticeship preferred.
Certificates, Licenses, Registrations
Valid State Driver's License.
