Job Description Job Description We are actively looking for an experienced Property Manager to join our team Hirschfeld Properties currently owns and manages a portfolio of premier apartment communities in central Maryland. Our valued associates play a key role in the process by which we transform our apartments into homes. The Property Manager is responsible for all phases of the operation of the property. Including, but not limited to achieving the highest possible net operating income through implementation of effective cost control and revenue improvement programs, the general administration and maintenance of the physical property, the supervision and direction of all personnel and the financial operation of the property within approved budgetary guidelines. Manages all tasks associated with the operation of the property including leasing, collections, resident services, and maintenance. ESSENTIAL FUNCTIONS AND RESPONSIBILITIES Responsible for the full P L of the assigned community; ensuring optimal performance. Organizes the operation of communities to produce expected results. Maintains expert knowledge of the rental market. Establishes performance goals for the Personnel so that each job is directed, with teamwork, toward the objectives of the management plan. Provides support to on-site personnel who have the responsibility for the day-to-day operation of communities by reviewing; to include but not limited to, approving rental applications, approving move-in files, deposit accounting statements, renewals, and reviewing move-outs. Oversees collection of income and the management of expenses, including resident receivables and site reports, including approving invoices, and creating purchase orders. Inspects communities including site files, the interior/ exterior of buildings, building systems, and rentable space every week — requests or coordinates repairs as needed. Oversees and ensures that all safety regulations are followed, while maintaining a safe work environment. Highly committed to providing the best customer experience to internal and external customers. Develops and maintains an effective team through the selection, training, development and motivation of staff. Ensures achievement of performance goals. Leads the property team to ensure all established company/property policies and fair housing laws are followed. Other duties as assigned. QUALIFICATIONS To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions. 5 years in a Property Manager role. 7 years’ experience with demonstrated level of increasing responsibility over tenure. Possesses a working knowledge of all financial aspects of apartment management, including cost management, maintenance, marketing, and leasing. Knowledge of Fair Housing Laws and Regulations required Superior interpersonal skills, the ability to effectively navigate challenging situations and problem solve. Computer literacy with proficiency with Word, Excel and industry relevant software. Ability to act proactively, independently and with minimal supervision Must be highly organized, customer service oriented and self-motivated. Certifications such as ARM, CAM, or CPM preferred.
