Supervise, coordinate and prioritize activities of maintenance staff to assure the proper physical condition of the properties. Develops staff skills, evaluates performance, counsel, train, and coach. Analyze and evaluate issues and proposal, develops recommendations, and directs the implementation of solutions. Respond to residents, contractor or vendor complaints, questions and inquiries; resolves tenant disputes in accordance with DHA policy. Inspects all properties and completes maintenance work/installations on a week basis. Assures maintenance staff activities comply with laws, policies, regulations and goals. Assign proper staffing to emergency calls for service. Knowledge and Skills for Success A successful Maintenance Supervisor has… Knowledge of DHA policies and procedures. Experience with the use of tools, equipment and practices associated with public housing maintenance. Knowledge of personnel rules, budgeting systems, record keeping and records management. Knowledge of occupational hazards and safety practices applicable to building maintenance and repair work. Skill in operating personal computers utilizing business and spreadsheet software applications. Skill in supervising/coaching to improve staff performance. Excellent written and verbal communication skills. The ability to interact effectively with diverse groups of people and resolve conflict.
