Your New Role
As the Director, Leasing , you will oversee all leasing activities for Morguard's diverse portfolio of industrial, office and street front retail properties, including Telus Garden, 111 Dunsmuir, Robson Centre and industrial complexes of Marine Drive Industrial Centre and Colebrook Business Centre. Reporting directly to the Regional General Manager, you will develop and execute leasing strategies to leverage the market strengths of each property, optimize occupancy rates, address significant office vacancy challenges, and enhance the portfolio's long-term value and competitiveness.
Your role will involve prospecting for new regional tenants, marketing properties to target groups, and highlighting the unique advantages of each asset. You will prepare, negotiate, and manage various leasing deals, such as renewals, expansions, and relocations while fostering strong relationships with tenants, brokers, and stakeholders. Additionally, you will maintain a solid understanding of property management processes, building construction, and relevant codes to ensure properties are marketed and managed effectively.
You will align leasing efforts with organizational objectives and mitigate potential risks through detailed financial analysis, leasing activity reporting, and budgeting. As a leader in the industry, you will actively network to stay informed of market trends, competitor activities, and emerging opportunities. You may also oversee the administration of external property listings with brokers, ensuring adherence to company policies and cost efficiency. This comprehensive approach will position you to achieve high occupancy rates, strengthen tenant relationships, and contribute significantly to the ongoing success of Morguard’s portfolio.
What Sets You Apart
You hold a Bachelor’s degree in Business, Commerce, Urban Economics, or Real Estate—or equivalent experience—paired with at least 10 years of leasing experience in the office and industrial sectors. With expertise in financial analysis and credit risk assessment, you bring a deep understanding of lease agreements and the skills to navigate complex leasing scenarios. An active Commercial Real Estate License (preferably Trading Services - BCFSA) is required for this role.
As a strategic and results-driven professional, you excel in dynamic environments and are passionate about creating innovative solutions to optimize property value. Your extensive network and proven deal-closing expertise empower you to drive leasing success while building strong, lasting relationships with tenants and stakeholders.
