We are seeking an experienced Lead Estimator . The ideal candidate will have a strong background in estimating ground up commercial projects at a general contractor, excellent communication skills, and the ability to manage vendor relationships and negotiate contracts effectively.
Responsibilities:
Estimating and Cost Analysis:
- Prepare detailed cost estimates for construction projects, including materials, labor, and equipment.
- Analyze project specifications, drawings, and other documentation to understand project requirements.
- Develop and maintain a comprehensive database of costs and prices.
Vendor Outreach and Management:
- Identify and reach out to potential vendors and subcontractors for project needs.
- Evaluate vendor proposals, ensuring they meet project specifications and budget constraints.
- Maintain strong relationships with vendors and negotiate favorable terms and pricing.
Contract Negotiation:
- Negotiate contracts with vendors, subcontractors, and clients to ensure favorable terms and conditions.
- Ensure all contracts are compliant with company policies and legal requirements.
- Address and resolve any contract-related issues that may arise during the project lifecycle.
Client Interaction:
- Serve as the primary point of contact for clients regarding estimating and cost-related inquiries.
- Present cost estimates and project proposals to clients in a clear and professional manner.
- Address client concerns and provide ongoing support throughout the project.
Collaboration and Teamwork:
- Work closely with project managers, architects, engineers, and other stakeholders to ensure accurate estimates and successful project execution.
- Participate in project meetings and provide input on cost-related matters.
- Support the project team in achieving project goals and meeting deadlines.
Reporting and Documentation:
- Prepare and maintain detailed reports, including cost analysis, bid summaries, and project progress.
- Ensure all documentation is accurate, up-to-date, and easily accessible.
- Assist in the preparation of project budgets and financial forecasts.
Qualifications:
- MUST HAVE experience estimating ground up commercial projects.
- Strong understanding of construction processes, materials, and cost structures.
- Excellent communication and negotiation skills.
- Proficient in estimating software and Microsoft Office Suite.
- Ability to work independently and as part of a team.
- Strong analytical and problem-solving skills.
- Detail-oriented with a high level of accuracy.
