Client Details Our client, a premier General Contractor based in Manhattan, is seeking a DOB Superintendent to lead the construction of a luxury condominium project in the city. This is a ground-up project requiring a highly experienced professional who excels in managing complex urban construction environments. The ideal candidate will have a strong understanding of NYC DOB regulations, exceptional leadership skills, and a proven track record of delivering high-quality residential projects. Description Oversee all on-site construction activities, ensuring adherence to project schedules, budgets, and design specifications. Coordinate and manage subcontractors, trades, and site personnel to ensure efficient and safe project execution. Act as the primary liaison for NYC Department of Buildings (DOB) inspections, filings, and regulatory compliance. Implement and enforce safety protocols, maintaining compliance with company and NYC DOB standards. Collaborate with architects, engineers, and project managers to address challenges and ensure seamless project progression. Maintain detailed documentation, including daily logs, inspection reports, and project progress updates. Profile Significant (7 years) experience as a Superintendent managing ground-up construction projects, with a preference for luxury condominium developments in urban settings Strong understanding of NYC DOB regulations, permitting processes, and safety codes. MUST HAVE ACTIVE DOB Highly prefer candidates who have worked as a DOB Superintendent on site. Proven ability to lead teams, manage schedules, and maintain quality control on complex projects. Excellent communication and problem-solving skills. OSHA 30 certification required; NYC DOB Site Safety Manager License preferred.
