Position Summary:
My client is seeking a highly motivated and detail-oriented Private Equity Associate to join their team. This individual will play a critical role in both acquisitions and asset management, contributing to the growth and performance of their residential real estate portfolio. The ideal candidate will have a strong analytical skill set, experience in real estate investing, and a passion for uncovering value in middle-market opportunities.
Key Responsibilities:
Acquisitions:
- Conduct market research and financial analysis to identify and evaluate potential investment opportunities in the residential sector.
- Perform detailed underwriting of real estate assets, including financial modeling, sensitivity analysis, and risk assessment.
- Assist in the preparation of investment memos and presentations for internal committees and investors.
- Support due diligence efforts, including coordinating with external consultants, reviewing property-level documents, and conducting site visits.
Asset Management:
- Monitor the performance of portfolio assets, including financial performance, operational efficiency, and market positioning.
- Work closely with property management and operational teams to implement strategies that enhance asset value and maximize returns.
- Prepare regular performance reports and updates for senior management and investors.
- Identify opportunities for value creation, including renovations, re-positioning, or operational improvements.
Qualifications:
- Bachelor’s degree in Finance, Real Estate, Economics, or a related field.
- 2–4 years of experience in real estate private equity, investment banking, or a related field.
- Strong proficiency in financial modeling, including discounted cash flow (DCF) analysis and IRR calculations.
- Excellent analytical, organizational, and communication skills.
- Ability to work independently in a fast-paced, entrepreneurial environment.
- Knowledge of the US real estate market and broader residential trends is highly desirable.
