Job Title: Property Manager / Community Manager
Location: Santa Cruz, On-Site
Salary Range: $80,000 - $100,000 annually (based on experience and qualifications)

Position Summary
As a Property Manager, you will play a vital role in overseeing the operations and
compliance of our residential community. You will supervise a team, manage property
finances, maintain relationships with local organizations, and ensure the property
complies with all regulations. This is an exciting opportunity for a detail-oriented
professional with strong leadership skills and experience in affordable housing.
Key Responsibilities
- Supervise and support team members, including Assistant Managers,
Maintenance Technicians, and more.
- Build and maintain partnerships with local organizations, including government
officials and safety professionals.
- Oversee rent collection, bank deposits, and income verification.
- Ensure timely and accurate completion of interim and annual re-certifications.
- Manage delinquent accounts, petty cash, and resident receivables.
- Assist in preparing budgets, monitoring financial performance, and completing
variance reports.
- Ensure compliance with Fair Housing, HUD, TCAC, and other regulatory
requirements.
- Conduct property inspections, oversee maintenance schedules, and address
maintenance issues.
- Maintain property files and prepare for audits or reviews (e.g., MOR/TCAC).
- Process evictions and other legal matters in accordance with regulations.
- Conduct performance reviews, support employee development, and assist in
hiring decisions.
- Maintain emergency preparedness and ensure compliance with safety codes.
- Perform additional duties as assigned.
Qualifications
- Associate degree and at least three years of residential management experience
(affordable housing experience preferred).
- Minimum one year of supervisory experience.
- Knowledge of Fair Housing laws (FHA certification required within 60 days).
- Proficiency in Microsoft Office and property management software (e.g., MRI,
Buildium).
- Strong communication, organizational, and leadership skills.
- Valid California Driver’s License, reliable transportation, and auto insurance.
Physical Requirements
- Ability to perform desk-based tasks and occasional lifting/carrying of up to 15
pounds.
- Flexibility to perform occasional standing, walking, bending, or squatting.
