Job Description:
- Lead, develop, and manage the Purchasing, Estimating, and Design Studio teams. Set measurable goals, communicate expectations clearly, and adjust action plans as needed.
- Develop and maintain building specifications and scopes of work, collaborating with other departments.
- Recruit, bid, and negotiate with trade partners. Create bid templates, obtain a minimum of three bids per trade, and ensure detailed unit pricing for all items.
- Finalize subcontract agreements, ensuring all necessary documents and insurance requirements are met.
- Foster long-term relationships with trade partners for consistency and efficiency.
- Collaborate with the management team on product options, substitutions, and cost-saving measures.
- Monitor supplier performance through field visits and ensure quality standards are met.
- Identify cost-saving opportunities through value engineering and feedback from trade partners and field staff.
- Analyze market trends to identify new sources of supply and manage procurement budgets.
- Develop best practices for sourcing materials and supply chain management.
- Review variance reports, tighten scopes of work, and resolve issues with project managers.
- Build and maintain scheduling templates based on feedback from project and construction managers.
- Monitor Design Studio sales to ensure desired profit margins and product mix.
- Ensure scopes of work and quality meet company expectations.
Experience:
- Proven track record in team management and leadership.
- Minimum of 5 years in sourcing or managing supplier/trade partner relationships.
- Strong organizational, analytical, communication, and negotiation skills.
- Proficient in accounting systems, desktop software (Excel, Word), and construction management tools (MarkSystems is a plus).
- Knowledge of residential homebuilding construction methods and estimating processes.
