About the Role
No matter where you choose to live, maintenance is an inevitability. Things break, or need upgrading, and Hudson Dorms apartments are no different. Our goal at Hudson Dorms is to ensure that when maintenance is required we are highly communicative with students and vendors alike, as proactive as possible, and relentless in ensuring that any required work is completed as quickly as possible.
The Operations Manager is the beating heart of ensuring that Hudson Dorms is effective in accomplishing that goal. In this role, you will be responsible for:
? Providing excellent maintenance support to our student customers
? Monitoring student comms channels and providing timely and friendly support to students facing maintenance needs
? Proactively communicating to students when routine or preventative maintenance is being conducted by vendors
? Serving as the primary point of contact between Hudson Dorms and any third-parties involved in resolving the needs of our students
? Communicating with building owners and management companies as needed to resolve student maintenance needs
? Contracting with vendors as needed to complete outstanding maintenance work
? Ensuring service provider coverage in student apartments is consistently maintained (internet service providers, utilities, insurance, etc.)
? Owning and improving the way Hudson Dorms organizes relevant maintenance information and metrics
? Ensuring the Hudson Dorms maintenance team has full visibility and documentation of all student maintenance requests
? Iterating on and improving the way Hudson Dorms receives, routes, and documents maintenance requests
? Identifying and reporting on key driver metrics for the Hudson Dorms maintenance team
Requirements for this Role
? 2+ years of experience in a customer support, sales, or other client-facing role
? Demonstrated customer-first mindset
? Consummate team player - we’re a lean team!
? At least 2 years of college studies (incl. community college)
? Ability to work 5 days per week in our office in Hoboken, NJ
? Ability to walk or utilize a motorized scooter around Hoboken (~1 square mile radius)
Nice to have, but not required
? Property management or other real estate experience
? Experience in a growth-oriented startup or small business environment
? Experience conducting light maintenance work (replacing light bulbs, utilizing a screwdriver, etc.)
