We are currently looking for our: Business Analyst
What we offer
The Business Analyst, under the Finance Director supervision and management, is a key support to Operations, Leasing, Marketing, Development and Finance departments with the ultimate goal to create value for the Airports Division of URW. Key tasks consist in:
1. Supporting the forecast and budget process,
2. Updating, optimizing, analyzing and delivering recurring reports to track performance,
3. Support Development finance manager and accountants on the day-to-day
4. Support all departments with ad-hoc data computation, analysis and related deliverables.
The Business Analyst is business oriented with strong focus on numbers and problem solving in a complex environment.
In this role, your main responsibilities are:
Asset Value Growth :
- Support the establishment and delivery of forecasts and budgets for all airport contracts with focus on traffic, sales, and revenues.
- Update, optimize, analyze, and deliver recurring performance reports.
- Analyze and provide insights on an EBITDA, NRI and cash flow perspective.
- Support and challenge operating and capital expenditures, proposing cost-saving measures.
Project Delivery :
- Update and improve reports and processes to track actuals against budget and forecasts.
- Support costs/expenses paperwork, coding, accounting, and reporting.
- Prepare project documents for internal reviews and approval.
- Produce business models to analyze project returns.
- Manage deadlines, reporting, and review processes for the asset team.
- Serve as a reference for the portfolio internally.
Other Responsibilities :
- Support leasing and operations with financial analysis of deals.
- Review and provide insights on airport agreements, focusing on contractual commercial terms.
- Prepare assumptions and cash flow for semi-annual valuations.
- Monitor KPIs such as enplanements, sales, sales per enplanement, sales per SF, like-for-like sales, revenues, NRI, operating margins, IRR, and effective rental yields.
- Prepare internal and external presentations.
- Participate in improving processes, tools, and ways of working to drive efficiency.
- Propose innovative ideas for value creation on airport contracts.
Qualifications:
- Educational Background: BA/BS in Business Finance, Economics, Real Estate, or a related field.
- Financial Analysis Experience: 2+ years preferred, with advanced financial skills in business model preparation and ROI calculation.
- GAAP Accounting Knowledge: Understanding of accounting principles. Experience with Entrerprise 1 is a plus.
- Analytical Skills: Ability to manage large data sets, analyze, model, and compute complex problems/projects.
- Advanced Excel Skills: Proficiency in financial functions, database and search functions, pivot tables. Power Query experience is a plus.
- Project Management: Ability to plan project tasks and activities.
- Communication Skills: Ability to communicate well with others and coordinate activities.
- Problem-Solving Skills: Ability to anticipate, prioritize, and solve complex problems involving multiple stakeholders.
- Presentation Skills: Proficiency in creating presentations using PowerPoint.
- Commercial Understanding: Knowledge and strong interest in commercial aspects.
