Abacus is looking for a Commerical Building Engineer in the Baltimore City, MD area:

Tenants

• Maintain professional tenant employee relationships
• Be polite, courteous, and helpful
• Be able to tactfully communicate building rules and guidelines
• Monitor move ins and move outs per company procedures and report any problems to chief engineer or property manager
• Be aware of tenant improvement projects and be available for contractor questions

Property Maintenance

• Complete all service requests in a timely manner
• Check all HVAC systems for proper functioning and adjust accordingly for outside temperature and tenant comfort
• Maintain HVAC units including filter replacements, coil cleaning and motor replacement
• Repair mechanical equipment as needed and directed
• Keep an accurate record of maintenance performed
• Routinely check vacant spaces, exterior lighting and roof drains
• Maintain an inventory list of all equipment, tools and materials
• As needed, oversee both in house and vendor repairs, construction, and preventative maintenance to ensure compliance with company rules and local and state codes
• Routinely inspect grounds, restrooms and all common areas for cleanliness and report any areas of need to the property manager.
• Always immediately report any problems to chief engineer and/or property manager
• Be aware of operating costs and approved building projects

Skills and Qualifications

• 3-4 years of property or building maintenance experience, this may be substituted for experience in a professional trade such as Plumbing, electrical, HVAC.
• Prior supervisory experience is a plus.
• Familiarity with tenant improvement projects is a plus.
• Very good verbal and written communication skills.
• Ability to read and interpret documents such as plans and specifications, operating and maintenance instructions, and procedure manuals.
• Ability to speak professionally and effectively before tenants and fellow employees.
• Demonstrated commitment to customer service and a track record of exceeding customer expectations is a major plus.
• Excellent time management skills and a proven ability to meet deadlines.
• Trade school or technical education is beneficial, but not necessary.
