Contract Administrator (EXEMPT)
Reports to: Director of Construction Administration
Responsibilities:
- Oversees and manages construction administration phase for multiple projects
- Directs Construction Administration activities on projects, monitors projects for construction document compliance.
- Establishes project procedures, problem solving activities, budget reviews and certification needed. Initiates document revisions and project reviews, and processes changes orders.
- Receives and distributes test reports.
- Receives, analyzes, and responds to all form of construction documents
- Prepares punch-lists and close-out procedures, and performs post-construction services and investigations as needed.
- Maintains favorable working relations with client and contractor.
- Act as the Prime Consultant by managing sub-consultants, presiding over construction meetings, and acting on the owner’s behalf.
- Processes contractor questions to provide professional technical solutions
- Initiates document revisions as required to communicate solutions
- Processes change order proposals by justifying and estimating, and reporting to the client
- Support the Commissioning process through witnessing and problem solving
- Provide peer and constructability reviews of design development drawings
Minimum Qualifications:
- Licensure or tradesmen accreditation within any related CSI Division
- Five years construction administration experience
Physical Requirements:
- Must be able to traverse and inspect all areas of a jobsite in all types of weather; this may include walking, climbing, reaching, bending, crawling, or stretching.
- Must be able to climb ladders and high incline stairs.
- Will require inspecting equipment on all types of roofs.
- Must be able to lift up to 20 pounds at a time.
- May require travel.
- Local travel in your own vehicle will occur weekly. Typically limited to day-trips up to 3 hours from the office in Baltimore
- Occasional overnight travel may include longer drives and/or air travel. Typically limited to once a quarter.
- Exposure to characteristic construction site dangers.
- OSHA Training will be provided; a passing grade is required.
- Prolonged periods sitting at a desk and working on a computer.
