Job Title: Maintenance Supervisor
Position Summary:
Our client is seeking a dynamic and experienced Maintenance Supervisor to lead and manage their facilities team focused on student housing properties. The ideal candidate will have strong organizational skills, a proactive mindset, and the ability to effectively delegate tasks. This role requires a hands-on player/coach approach, where the supervisor not only manages the day-to-day operations but also leads by example, working alongside team members while guiding them toward better efficiency, collaboration, and performance.
Key Responsibilities:
- Team Leadership & Supervision:
- Delegate tasks effectively based on individual skill sets and areas of expertise, ensuring high standards of work and meeting deadlines.
- Establish clear expectations for all team members, defining roles, responsibilities, and performance metrics.
- Foster a positive team culture that encourages open communication, mutual respect, and a focus on continuous improvement.
- Operational Planning & Prioritization:
- Transition the team from a reactionary approach to one that anticipates needs and addresses potential issues proactively.
- Develop and prioritize a clear action plan for daily, weekly, and monthly maintenance tasks, ensuring the team is focused on high-priority and high-impact activities.
- Implement industry-standard operating procedures (SOPs) to ensure the consistency, safety, and quality of all maintenance work.
- Property & Facilities Management:
- Oversee all facility maintenance activities, including preventive maintenance, repairs, and improvements across multiple properties.
- Ensure the proper maintenance and functionality of systems such as HVAC, plumbing, electrical, and general infrastructure.
- Monitor and track facility issues, resolving them efficiently while minimizing downtime and operational disruptions.
- Performance Management & Development:
- Conduct regular performance evaluations, provide constructive feedback, and support ongoing training to build team competencies and skills.
- Identify areas of improvement and implement initiatives for professional development, ensuring team members grow in both technical expertise and leadership abilities.
- Collaboration & Communication:
- Serve as the main point of contact for cross-functional collaboration between the facilities team and other departments.
- Report regularly on maintenance activities, including status updates, completed tasks, and any unresolved issues, to senior management.
Qualifications:
- Proven experience in facilities maintenance, with a strong background in managing teams, ideally in a hands-on, supervisory role.
- Exceptional organizational skills, with the ability to prioritize tasks and delegate responsibilities efficiently.
- Strong leadership and coaching abilities, with experience managing skilled workers and contractors.
- Deep knowledge of industry-standard maintenance practices, including safety protocols, SOPs, and compliance requirements.
- Ability to work proactively, anticipating facility needs and potential issues.
- Excellent communication skills, with the ability to interact with both technical staff and senior management.
- A “player/coach” mentality, where you actively contribute to tasks while leading and mentoring your team.
