The MEP Director serves as a key member of each project team, leading McCarthy's efforts to provide MEP expertise from project pursuit through construction. Depending on the specifics of the project, this position may be one of the primary day-to-day contacts with the owner, the design team and MEP trade partners during the preconstruction period and into construction.Key Responsibilities:
- Assist and coordinate preconstruction services with the mechanical, electrical, plumbing, low voltage, fire suppression and other similar scopes of work.
- Lead and/or assist with the VDC coordination during the preconstruction effort.
- Responsible for cost analysis and estimate coordination, as well as development and review of trade takeoffs and internal pricing.
- Develop subcontractor bidding strategy, coordinate all bidding and oversee subcontractor solicitation and bid evaluation during bidding process.
- Oversee or prepare the Exhibit 1 development process - scopes of work, for all MEP subcontractors.
- Assist in the development and training of future MEP staff.
- Participate in interview preparation for negotiated bids.
- Coordinate bid efforts, processing RFI's, and interfacing between bidding community.
- Review project documents to understand risk elements and address such for evaluation.
- Develop scope-gap matrixes to assist with coordination between MEP trades.
- Review project documents for cost-effectiveness and suggest value alternatives where applicable.
- Participate in constructability and quality reviews.
- Manage and define risks for the executive team.
- Prepare clarifications and assumptions for listed scopes of work for RFP submission.
- Perform comparisons of scope, quantities and cost data between projects.
- Prepare management presentations and develop an estimate basis.
- Assist with presentation of final submission with Owner and A/E team for all related scopes of work.
- Assist regional ongoing projects as it relates to MEP scopes of work.
- Build relationships with subcontractors, vendors and internal clients to maintain a good reputation for McCarthy and gain competitive advantage for future projects.
- Provides support to Business Development team as necessary to build and maintain relationships with existing client base.
- Attends industry events and represents McCarthy to the industry in a professional capacity.
- Builds and maintains relationships with internal McCarthy Partners
Skills and Qualifications: - Bachelor's Degree in Construction Management or Engineering and 10+ years experience with an MEP focus required.
- In-depth knowledge of construction principles/practices required.
- Proven experience managing large-scale preconstruction efforts.
- Experience dealing with subcontracts, subcontractors and/or vendors.
- Experience leading successful team ventures, including development of employees and maintaining relationships with internal and external partners.
- Able to manage multiple estimating teams/efforts concurrently.
- Self-starter and highly motivated
- Excellent follow-up and open issues resolution
- Demonstrate behaviors consistent with McCarthy core values while maintaining a "value added" approach to estimating.
- Ability to communicate with, present to, build trust in and influence others internally and externally.
- Proficiency in Virtual Design and Construction software programs
- Maintains a "value added" approach to preconstruction.
For Bay Area California locations only, the salary range for this position is: $175,000-$210,000. This does not include possible bonus and other benefits which can impact total compensation. Compensation offered may vary based on work location, experience, qualifications, specialty, training, and market and business considerations, among other factors.
