The Leasing Consultant is the primary property sales representative and resident customer service liaison. Additional responsibilities include but are not limited to:
- Greet customers, offer refreshments, sell property benefits, request deposit and perform all leasing functions.
- Responsible for answering phone as 1st line of contact by second ring.
- Respond to calls and inquiries from customers, residents and vendors professionally.
- Complete guest cards, record all traffic and follow-up with all customers via Knock.
- Prepare lease renewals and conduct follow ups to achieve resident retention.
- Qualify customers according to property guidelines and adhere to all Fair Housing/OSHA Laws.
- Collect all required new lease paperwork, fees and deposits.
- Maintain a professional, friendly office atmosphere.
- Daily inspection of models, vacant, and office appearance to ensure readiness.
- Be aware of local market trends and conditions. Update Market Survey to review competitors rents and specials weekly utilizing Apartment IQ.
- Quarterly in person shop comps.
- Maintain accurate resident and leasing records.
- Accept service requests and route to maintenance; conduct daily follow-up of pending maintenance service requests for customer satisfaction.
- Inspect property tour path, show units or model to ensure a litter free path, report service needs to manager or maintenance.
- Adhere to all local/state laws and comply with the company’s policies and procedures.
- Required to wear uniform and have proper appearance at all times.
- Office and desk need to be clutter free.
- Adhere to company guidelines on company dress code.
- Knowledge of occupancy goals and expectations.
- Return calls/emails within 24 hours.
- Assist with social media postings, resident activities, creating content for marketing strategies.
- Follow incident reporting procedures and prevent liability by reporting incidents timely
Salary:
$20/hr + bonuses + housing discount
