DescriptionnnGeneral SummarynnPerforms all aspects of maintenance and repair duties including repair, overhaul, maintenance, and servicing of commercial and industrial Heating, Ventilation, Air Conditioning, Refrigeration Systems (HVACR) Systems, Building Automation Systems (BAS), Direct Digital Systems (DDC), Plumbing, Pneumatic, Steam Systems, Electrical, Electronics, Fire Alarm and Life Safety Systems as required to support operations and maintenance.nnEssential Duties and ResponsibilitiesnnOperations, maintenance, and repair of commercial electrical and electronic systems.nnPerform building maintenance including proper operation of all plumbing systems and HVACR systems.nnPerforms repair and maintenance of Critical/Bio refrigerated systems.nnRepair, testing, and maintenance for fire alarm and life safety systems.nnRepair and maintenance of mechanical, steam, electrical equipment, and miscellaneous electro-mechanical systems.nnPerforms a variety of duties related to trouble call, corrective maintenance, preventative maintenance, within the assigned timeframe.nnMinor maintenance of interior and exterior surfaces of the building including locksmithing, and door maintenance.nnMaintains the general cleanliness and appearance of assigned spaces and the workshop.nnAssists the maintenance team, as required, and perform other duties as assigned.nnMINIMUM POSITION REQUIREMENTSnnKnowledge of:nnAll appropriate safety practices for working with hand and power tools in an industrial/commercial environment.nnBAS, electrical, refrigeration, plumbing, heating, air conditioning, and ventilating systems, safe operation and repairs.nnOSHA safety rules, AHA (Activity Hazard Analysis), LOTO (lockout-tag out).nnAbility to:nnSafely perform tasks noted in essential duties.nnCoordinate and work with other staff members to achieve project deadlines.nnRead and comprehend operations and maintenance manuals, schematics, blue prints, and shop drawings.nnClear verbal and written communications.nnAbility to troubleshoot systems using electronics, computers, and software systems.nnUse of computers for checking email, data entry on Computer Maintenance Management Software (CMMS), and training.nnSolely identify and resolve failures/alarms related to critical building equipment.nnFabricate items, using hand and power tools.nnAccurately determine time and materials required for a job.nnE ducation and Experience:nnPreferred 3 years’ experience in a healthcare or similar regulated industrial setting as an operating Engineer/Maintenance Mechanic and, any combination of education and experience, which would provide the required knowledge and skills, is qualifying.nnLicenses and Certification:nnRequired:nnS. degree/Certification in related field or Equivalent ornnCompletion of MECH (Mechanic Evaluations and Certification for Healthcare) ornnCompletion of an accredited Journeyman/Operating Engineer ornnDocumented Military Journeyman level or higher for respective trade(s) andnnValid Driver’s LicensennPreferred:nnBAS Training/CertificationnnHVACR Certification and Universal CFC/ESCO Institute Certification for HVAC or related Accredited CertificationnnBackflow Prevention CertificationnnKnowledge of NFPA, NEC, TJC, OSHA, Local, State and Federal CodesnnWork EnvironmentnnWork is performed indoors and outdoors in extreme heat and a full range of climatic weather conditions. Required to wear uncomfortable protective clothing and devices when working with hazardous chemicals. Subjected to hazardous gases, high pressure gases, hot liquids, dirt, dust, and oil/grease. Requires physical dexterity, standing, stooping, climbing, and lifting heavy objects to perform duties. Must be physically able to work on ladders, scaffolds, platforms, roofs and in cramped equipment rooms and other confined spaces.nnExcessive temperatures ranging from 10°F to 120° FnnPossible exposure to hazardous materials, requiring use of respirators and personal protective safety attire and equipment.nnMay require entering confined spaces such as ductwork, pits, and crawl spaces.nnLifting and carrying varies – dependent on location of equipment up to 30-40ft height.nnAbility to push 50 pounds (maintenance equipment); ability to lift minimum of 50 pounds (supplies and equipment)nnThis job description is subject to change by the employer as the needs of the employer and requirements of the job change.nnWe maintain a drug-free workplace and perform pre-employment substance abuse testing.nnEqual Opportunity Employer/Protected Veterans/Individuals with DisabilitiesnnThe contractor will not discharge or in any other manner discriminate against employees or applicants because they have inquired about, discussed, or disclosed their own pay or the pay of another employee or applicant.
