Overview:
The Project Manager - Construction (PMC) is responsible for the on time and on budget performance of the assigned project(s) including the management of the development team (architects, engineers, and contractors) as well as management and monitoring of hard and soft cost budgets and schedules. The PMC will also contribute to the monitoring of entitlements, design and construction of residential and retail tenant buildouts and the timely turnover of core and shell spaces, tenant spaces and residential units.

Location: Chicago, IL (North Loop)
Salary range: $120,000 - $130,000
Schedule: M-F, 8:30am - 5:00pm
Job Responsibilities for Project Manager - Construction:
  • Assist in the preparation of budgets, schedules, and external resource selection for the project team.
  • Facilitate design meetings, monitor team progress, and ensure timely decisions by the Owner.
  • Coordinate with municipal agencies and utility providers for permits and approvals.
  • Lead in the negotiation and completion of contracts for architects, consultants, and contractors.
  • Monitor construction and vendor progress, ensuring timely and cost-efficient project execution.
  • Ensure compliance with design requirements and lease terms for tenant spaces.
  • Resolve contractual disputes and review payment applications.
  • Oversee project close-out documentation and coordinate turnover to Property Management.
  • Prepare monthly reports to monitor risks and compliance with budgets and schedules.
  • Coordinate tenant-related processes including work letter terms, space turnover, and timely openings.
This role requires a proactive approach to project coordination, a focus on budget and schedule adherence, and the ability to collaborate with various stakeholders across design, construction, and leasing teams.

JOB DESCRIPTION
Summary/Objective
Essential Functions:

Predevelopment and Preconstruction Functions
• Assist in the preparation of hard cost budgets and schedules for the design and construction,
• Identify necessary external resources to establish project team. Supervise selection of external service providers,
• Participate in design team meetings, and facilitate timely Owner decisions,
• Review plans, specifications, budgets and schedules to verify compliance with the design intent and owner's proforma,
• Conduct periodic team meetings to monitor the activities and budgets that affect the project,
• Coordinate with municipal agencies and utility providers to ensure expedited treatment of permits and necessary work that impact the development and construction, and
• Prepare reports that identify and monitor project risks, and ensure budget and schedule compliance.
Development and Construction Functions
• Coordinate and communicate development schedule, and budget responsibilities to contractors (General Contractor, Architect, Construction Material Testing, Environmental, Signage, Parking, Music, FFE, Interior Design, Cable, Security, and Telephone),
• Lead in the negotiation and completion of architect, consultant, and contractor contracts,
• Lead and participate in owner, architect, and contractor meetings,
• Take necessary steps to ensure that owner's decisions are made in a timely and cost-efficient manner,
• Monitor all construction and vendor progress and take necessary steps (including corrective action) to ensure the timely performance of the architect and contractor as to their responsibilities,
• Ensure that key construction milestone and deadline dates are met,
• Ensure delivery of retail and office tenant spaces in accordance with lease requirements,
• Ensure proper completion of residential units design and contractual requirements of the general contractor,
• Facilitate the resolution of contractual disputes and problems with contractor and owner vendors,
• Receive, review and approve applications for payment
• Manage assembly of project close-out documentation
• Facilitate and coordinate turnover of completed project to Property Management
• Prepare monthly project reports that monitor risk and ensure budget and schedule compliance,
• Measure, evaluate, summarize and report project completion and lessons learned, and
• Prepare reports that monitor project risks, and ensure budget and schedule compliance.
Tenant Coordination Functions
• Develop and direct tenant coordination processes for assigned project(s),
• Prepare tenant standards including tenant manuals and tenant work letters directly applicable to the project,
• Collaborate with internal departments (leasing, finance, accounting and legal) for resolution of various development and operation issues,
• Review and coordinate retail and office tenant plan submissions for compliance with lease and landlord standards,
• Negotiate work letter terms of retail lease construction with potential tenants,
• Establish hard cost estimates for Landlord work on behalf of Tenants,
• Contract for Landlord's work utilizing Owner's forms and manage execution of Landlord work per leases and work letters,
• Facilitate Turnover of space to Tenants,
• Monitor Tenant execution process to facilitate timely opening, and
• Prepare reports that monitor project risks, and ensure budget and schedule compliance,
