Job Description Job Description Paradise Management, LLC is seeking a dynamic and energetic Assistant Property Manager. The Assistant Property Manager assists the Property Manager in effectively managing the community. Qualifications The following qualifications must be met in order to be considered for the position of Assistant Property Manager: {C}· Must have at least 3 years experience in property management (leasing, bookkeeping, etc.). {C}· Must have proficiency in verbal/written communications. {C}· Must have proficiency in math. {C}· Some college hours preferred. {C}· Must be able to reside at the community at which you are employed, to be available for after hour’s emergency situations. {C}· Must be able to work flexible hours/days and weekends. Duties and Responsibilities The job functions of the Assistant Property Manager include those of the Leasing Consultant and Marketing Director but will also expand as the Assistant Property Manager learns to take on more of the Property Manager's duties. Ideally these duties will include, but are not limited to the following: Assisting the Property Manager {C}· Inspect property for community policy violation (inoperable vehicles, unauthorized pets, etc), needed repairs, landscaping check, etc. {C}· Act as manager in the absence of Property Manager if so directed, including supervision of on site employees. {C}· Assist Property Manager in taking move out notices, service requests resident transfers, etc. {C}· Assist Property Manager with lease renewals {C}· Inspect vacancies, make readies and complete service requests as necessary. {C}· Complete reports for Property. {C}· Lead the team in all leasing duties. {C}· Assist Property Manager with Accounts Payables. {C}· Update required reports concerning move-out notices, activity, etc., on a daily basis. {C}· Organize and file all applicable reports, leases and paperwork. {C}· Proofread all lease paperwork and process move-in and move-outs. {C}· Process all security deposit move-out reports. {C}· Accept service requests from residents and submit to maintenance. Resident Relations {C}· Maintain positive customer relations attitude. {C}· Oversee the design of the monthly newsletter before it is submitted to Property Manager for approval on or before deadline. {C}· Meet with onsite team to plan and attend monthly resident events. {C}· Responsible for the lease renewals each month. Marketing and Advertising {C}· Oversee the design of materials being used and distributed for marketing to ensure quality (brochures, Take Ones, postcard, etc.). {C}· Update all websites and other areas of advertising as needed. Employee Relations {C}· Aid Property Manager as directed. Assist in paperwork, touring property, vacancies, and policy violations. {C}· Work with other employees to maintain a smoothly-run community. {C}· Maintain a professional attitude and appearance at all times. {C}· Work with all employees to foster the Paradise Management team spirit. Accounts Receivable and Collections The Assistant Property Manager is responsible for the Accounts Receivable Process including but not limited to the following tasks: {C}· Maintain accurate resident records. On a daily basis, update all rents, deposits and application fees received from applicants and residents. {C}· Issue appropriate notices when necessary (i.e.: late notice, eviction notices, balance notices, returned check notices). {C}· Process Resident Move/Outs. {C}· Manage all receivables due from past residents. {C}· Maintain acceptable delinquency percentage as directed by the Property Manager and/or Owner. duties; and must check with supervisor if there is a question as to the safe procedure to be used for any job function.
