Job Summary:
Ensure the cleanliness, safety, and maintenance of all Art Center's physical space and properties.
Job Responsibilities:
- Responsible for daily physical appearance of Art Center facility and grounds.
- Maintain routine cleaning and maintenance schedules and ensure campus grounds are regularly inspected.
- Perform daily walk of facility and grounds plus weekly checks of adjacent properties for safety, cleanliness, and maintenance.
- Act as back-up and support for other maintenance, housekeeping and groundskeeping personnel, performing their duties in support and/or as needed in case of absence or to ensure that all work gets done on time.
- Responsible for compliance with fire and safety code in all areas, including safe storage of materials, maintenance of fire detection and prevention systems, and ADA accessibility. Consult with and provide support for Education Department to address studio issues as required.
- Responsible for complying with established budget and reporting policies.
- Coordinate with full and part-time personnel or volunteer workers for maintenance, housekeeping and groundskeeping tasks.
- Perform special maintenance projects and semi-regular cleaning, such as painting and between-semester cleaning.
- Maintain schedule of major maintenance projects and ensure they are completed.
- Coordinate with outside labor such as snow removal, insect control, etc. Ensure that contractors are competitive and ethical in their relationship to IAC.
- Coordinate with Special Events, Education, and Exhibitions departments on set ups before and cleaning following special events. Assign these duties to Facilities staff or perform them if needed.
- Contribute to all major Art Center sponsored events, as scheduled.
- Responsible for building and grounds security. Act as contact for security company and police/fire, if required.
- Maintain preventative maintenance and deep cleaning schedule.
- Fulfill ongoing work orders.
- Make minor repairs and build items as needed and appropriate.
- Participate in appropriate Art Center internal meetings and communicate with internal departments, as needed.
- Maintain accurate, timely, and organized records on building systems and layout as assigned.
- Works with Operations and Marketing Directors on signage as necessary to protect safety and security of IAC.
- Safely store all maintenance and cleaning supplies.
- Drive off-site for supplies and transportation of heavy goods. As needed.

Additional Education/Knowledge/Skills Requirements:
- Knowledge of HVAC systems, plumbing, carpentry, and basic electrical work
- Proficiency in basic computer skills, including Word and Excel
- Basic landscape and irrigation experience preferred
Physical Requirements and Working Conditions:
- Must be comfortable working both inside and outside, at times in inclement or extreme weather
- Must be able to climb ladders 20' or more, work on the rooftop and use tall scissor lifts
- Must be able to stand and walk for extended periods.
- Must be able to lift at least 50 lbs. unassisted.
- Must have valid driver's license and clean driving record.
- Must be able to work around paint fumes, cleaning chemicals and other possible caustic substances.
- This position is not a telecommute position and thus, the individual is required to work in person at the Indianapolis Art Center
Outcomes/Measures of Success:
- Is familiar with the location of department related tools, supplies and equipment and actively participates in upkeep of these areas. (90 Days)
- Can describe and perform tasks related to established organization safety and security protocols. (6 Months)
- Can identify location of primary controls for all major building mechanical systems. (6 Months)
- Can independently respond to most unplanned maintenance tasks and work orders. (1 Year)
