Ascendo Resources is actively seeking a Senior Property Manager to join the team of our client, a real estate developer of residential and commercial properties, located in West Harlem, NY, 10027. The ideal candidate is a proactive, hands-on professional with strong communication skills, the ability to work independently and within small teams, and has a proven track record of managing both on-site staff and senior leadership relationships. The role demands a high degree of organization, practical judgment, and integrity.
Responsibilities:
Administrative Duties
- Ensure compliance with New York rent regulations, rent stabilization laws, and Local Law compliance. LIHTC knowledge is a plus.
- Oversee management of vacancy and renewal leases, including landlord-tenant legal processes.
- Maintain tenant relations, handling any disputes or concerns effectively.
- Manage rent rolls, including:
- Rent and security deposit collection.
- Lease expirations, renewals, and vacancies.
- Accurate charges and payments in line with lease terms.
- Legal follow-up for outstanding matters.
- Manage maintenance contracts and work orders, ensuring timely execution.
- Oversee cyclical processes such as building registrations, apartment registrations, and Local Law submissions.
- Ensure insurance compliance for retail and commercial tenants.
- Collaborate with accounting/bookkeeping departments for financial accuracy and reporting.
- Regularly report and collaborate with other senior leadership team members.
- Handle other administrative tasks as needed.
Building Operations
- Supervise and manage on-site superintendents and porters.
- Manage vendors and construction contractors, ensuring proper permits, authorizations, and insurance are in place.
- Ensure compliance with all relevant laws and regulations regarding building operations.
- Understand building systems and oversee tenant services, ensuring efficiency and appropriateness.
- Manage repairs and capital improvements, including overseeing contracts, requisitions, and work orders.
- Organize and implement preventive maintenance programs.
- Act as the first point of contact for emergencies and coordinate responses as needed.
- Handle additional building-related responsibilities as they arise.
Qualifications
- 5+ years of experience in property management with supervisory and leadership experience.
- Expertise in New York rent regulations, rent stabilization, Local Law compliance, and LIHTC .
- Proven experience managing:
- Vacancy and renewal leases.
- Landlord-tenant legal processes.
- Tenant relations.
- Rent rolls, contracts, and work orders.
- Building registrations and insurance compliance.
- Strong supervisory skills in managing on-site staff, including superintendents and porters.
- Experience in managing vendors, construction contractors, and understanding building laws and systems.
- Capable of responding to emergencies and acting as the first point of contact.
- Must be on-site 5 days a week.
- Excellent communication and leadership skills, with the ability to work closely with the President and senior leadership.
