Position Objectives and Responsibilities
PROJECT MANAGEMENT:
- Ensure Superintendents are managing the daily construction activities and quality control of all subcontractors.
- Manage and direct the coordination of field efforts to achieve a timely and profitable completion in strict accordance with contract documents and specifications, law and safety requirements and project budget.
- Effectively communicate relevant project information to Senior and Executive Management teams
- Working with Project Management teams to properly forecast upcoming work to ensure job staffing requirements; job/work surplus or shortage should be identified early
- Ensure Superintendents are receiving resources needed for their project and are maintaining schedules and hitting milestones; work with Superintendents as needed to keep project on schedule or get back on schedule.
- Work with PM’s and Superintendents to ensure timely closeout of jobs.
- Liaison between field and office/project management teams
- Track budgets and cost reports to ensure no cost overruns.
- Ensuring good relations between clients and Vericon.
- Routinely visit job site visits and occasionally conduct unannounced visits.
- Ensure Vericon’s core values, policies and procedures are followed.
- Escalate problems to senior leadership.
- Investigate and resolve any client issues and complaints.
- Dispatch Superintendents, Carpenters, Laborers, etc. as needed to staff a project.
- Manage proper utilization of Laborers to maintain the project budget but always keep a project clean and safe, even if the budget doesn’t support it.
- Understand personalities, talents, strengths and weaknesses of all field staff to assist management in selecting the right Superintendent for the right job.
- Assist Superintendents and PM staff in technical problem solving for the most challenging and time-consuming issues that arise, with a strong ability to manage their time on the most critical and time sensitive tasks, while always paying attention the minor details.
- Monitor and track lessons learned and broadcast these items and best practices to continuously improve Vericon’s processes.
- Assist Superintendents and PM staff in aggressive project start-up with a full knowledge of required permits, utilities, local and state requirements, as well different landlord and/or Building Management requirements.
- Assist Superintendents and PM staff in punch list and closeout of projects. Work with teams to continuously follow-up on lingering issues, day two items, permit and local authority closeout.
PEOPLE MANAGEMENT:
- Interview, hire, and train new Superintendents and support staff; continuously mentor staff
- Ensure supers are properly completing paperwork, including but not limited to daily reports, look ahead schedules, weekly check lists, toolbox talks, safety orientation, job hazard analysis, etc.
- Track and maintain Superintendents’ current and forecasted workload.
- Work with Director of Field Ops with regards to approval and management of employee time off, timesheets, expenses and maintaining coverage on jobs during vacations.
SAFETY:
- Enforce Vericon’s Health and Safety Program and promote Vericon’s safety culture.
- Conduct safety inspections and verification of safety compliance by all employees and subcontractors on job sites.
- Work with supers and subcontractors to identify the planning of high risk or challenging tasks.
- Encourage all employees to become involved in safety and empower them to make safety conscious decisions.
- Assist Director of Field Ops and Safety Director with investigations of incidents / accidents.
Position Requirements and Qualifications
- 10+ years' experience in commercial/building construction
- OSHA Trained, required
- Must be highly organized and efficient
- Able to perform hands-on work with limited time at a desk
- Attention to detail and a self-starter
- Able to handle a wide variety of obligations during any given day
- Must be willing to travel, work afterhours, and nights/weekends
- Great people skills and a positive attitude
- Excellent written and oral communication skills
- Must be computer literate and capable of using MS Word, Excel, Procore, and iPad/laptop.
- Must be confident, energetic, possess proven leadership skills, maintain a calm demeanor in high stress situations
- Problem solver, be resourceful and think outside the box to resolve issues
- Work to keep field staff motivated and maintain good morale
- Maintain a good relationship with field staff
- Hold oneself accountable and holds staff accountable
