Project Manager/Estimator

Cook provides services to private as well as municipal, state, and federal agencies. Cook is an Ohio-based company with its headquarters centrally located in the City of Brooklyn Hts. We operate throughout the Akron, Canton, Cleveland Lorain, Medina and Youngstown markets and adjacent areas in Northeastern Ohio.
Essential Accountabilities
The Project Manager / Estimator plans, directs, and coordinates activities pertaining to the construction management, administration and profitability of small and large projects for a variety of clients. This role oversees projects as assigned and coordinates work with owner/general contractor. No long-distance travel is required; all projects are located in Northeast Ohio and the surrounding area.
- Oversee all aspects of projects from initial job setup to project closeout.
- Closely monitor job costs and productions and adjust as needed.
- Attend project meetings and communicate effectively with owners/general contractors.
- Develop new and maintain established relationships with core and repeat clients.
- Attend estimating meetings to contribute to the analysis of job opportunities, report on and monitor bid progress, and receive assigned projects.
- Lead/attend hand-off meetings as required.
- Review contract agreements to verify the scope of work aligns with the bid proposal. Confirm the bid proposal is a referenced “exhibit” in the contract agreement.
- Execute take-offs from construction prints and obtain project number from the contract administrator.
- Issue purchase orders and work closely with subcontractors and suppliers to secure best pricing.
- Approve time sheets and track quantities for payment.
- Partner with the Contract Administrator to issue billings as required for each project.
- Understand the standard construction specifications and material requirements for each project as they relate to customer requirements (City of Cleveland, ODOT, NEORSD, Turnpike, etc.).
- Utilize technology including HCSS, Heavy Bid, Heavy Job, On Center, Takeoff Software, and Foundation to manage projects.
- Review estimates with VP of Estimating & Project Management.
- Partner with the Project Resource Coordinator and operations to source labor, materials, and equipment.
- Assist with special projects and perform other duties as assigned.
Requirements
- Bachelor’s degree in Construction Management or related field preferred.
- 5-10 years of experience in construction project management or construction related field experience, required.
- 2 years of project estimating experience preferred.
- Valid driver’s license.
- Proficiency in Microsoft Office (Word, Excel, Outlook, PowerPoint).
- Experience with construction management software.
- Ability to read and interpret construction drawings, blueprints, specifications, and addendums.
- Strong communication and interpersonal skills.
- Detailed oriented with excellent organizational and time management.
- Must be able to thrive in a fast-paced environment, with emphasis on teamwork, customer service, and safe working practices.

- Exposure to medium to heavy machinery with moving parts.
- Work around moving objects or vehicles.

- May encounter slippery and uneven surfaces.
- Physical activities may include sitting, standing, bending, kneeling, and reaching.
Environmental Factors
- Work environment may vary from construction sites to office settings.
- Exposure to noise, dust and other environmental factors commonly found on construction sites.
- Adherence to safety protocols and wearing appropriate personal protective equipment (PPE) is required.
