POSITION OVERVIEW

The Construction Superintendent is responsible for managing all of the on-site aspects of luxury residential home construction projects from start to finish. This role ensures the highest level of craftsmanship, quality, and client satisfaction while maintaining project schedules and budgets. The Superintendent serves as the primary on-site contact, coordinating with subcontractors, vendors, and clients to deliver exceptional results.

 

Key Responsibilities:

 

Project Oversight:

  • Supervise all on-site construction activities to ensure adherence to design specifications, high-quality standards, and project timelines.
  • Collaborate with architects, designers, and project managers to implement custom design elements.

Team and Subcontractor Management:

  • Direct and coordinate the work of subcontractors, laborers, and other site personnel.
  • Conduct pre-construction meetings, delegate responsibilities, and ensure alignment with project goals.

Client Communication:

  • Serve as the on-site liaison with clients to address questions, provide updates, and ensure satisfaction with project progress. This requires collaboration with the rest of the project team to ensure consistent messaging.
  • Manage client walkthroughs and ensure concerns or requests are addressed with precision and care.

Scheduling & Budget Management:

  • Develop and maintain construction schedules, ensuring milestones are met, consistent with the master schedule and contractual deadlines.
  • Proactively communicate timelines with subcontractors and laborers, and coordinating necessary material and equipment deliveries in order to ensure adherence to key milestones.
  • Monitor on-site spending and control costs without compromising quality.
  • Proactively communicate cost risks and mitigate subcontractor change orders by keeping Project Manager informed of potential issues.

Safety & Compliance:

  • Enforce safety protocols and ensure compliance with OSHA standards and company policies.
  • Conduct routine safety meetings and implement a safe working environment on-site.

Documentation & Reporting:

  • Maintain accurate daily logs, progress reports, and project documentation, including progress photos daily.
  • Communicate regularly with the project management team about site progress, risks, and solutions.

Quality Assurance & Compliance:

  • Ensure that all construction activities comply with local building codes, safety regulations, and environmental standards.
  • Conduct quality control inspections at key project milestones to guarantee excellence in craftsmanship and design integrity.
  • The Superintendent will be expected to “wear the tools” from time-to-time to supplement the work of our subcontractors to address quality or schedule shortfalls.

Problem Solving & Risk Management:

  • Proactively identify potential project risks and develop contingency plans.
  • Resolve any issues or conflicts that arise during construction to keep the project on track and ensure client satisfaction.


QUALIFICATIONS

Technical Skills & Qualifications

  • 7-10 Years of experience as a Superintendent, preferably in luxury residential
  • High school diploma or equivalent; a degree in Construction Management, Architecture, or a related field is preferred.
  • Strong understanding of construction processes, methods, materials, and building codes
  • Ability to manage multiple projects simultaneously while maintaining attention to detail
  • Knowledge of sustainable building practices and luxury design trends is a plus
  • Proficiency in project management software (e.g., BuilderTrend, MS Project).
  • Generally skilled in rough carpentry or other applicable trade
  • OSHA 30 Certification
  • First Aid / CPR Certification
